SUMMARY:
The Senior Project Manager is responsible for leading the project team with the daily management and execution of the construction process for multiple and large, complex projects. Partnering with the DAVIS Superintendents, this role is responsible for the daily management, supervision, coordination and successful completion of construction projects to meet time and cost objectives with respect to safety, quality, contracting, scheduling, estimating, bidding, subcontracting and contract administration functions. Position also entails an active involvement in the preconstruction efforts prior to, or overlapping with, the construction process.
MINIMUM QUALIFICATIONS:
  • Bachelor's degree in Engineering, Construction Management, Architecture, or related field, or equivalent
    construction experience
  • General Contracting experience
  • Minimum of seven (7) years previous construction experience
  • Knowledge of principles and practices of engineering and construction project management, including safety standards
  • Decision making, research and analytical problem-solving skills
  • Demonstrated ability to understand and learn technical systems and processes
  • Strong ability to effectively manage and lead junior team members
  • Strong ability to organize, assess, and prioritize multiple tasks, projects, and demands
  • Excellent verbal and written communication skills and ability to interact effectively at all levels within the
    organization
  • Effectively balances competing priorities to maintain focus on key deliverables and efficient use of staff and resources
  • Project management and scheduling software experience
  • Sustainable building experience (such as LEED certified projects)
  • Certifications / accreditations (CPR / First Aid, OSHA 30-hour, WELL, ILFI, LEED) preferred

TECHNICAL JOB KNOWLEDGE:
  • Provides operational support in preconstruction services and bidding processes, including preparing cost estimates, scopes of work, preliminary schedules, site logistics, and performing unit price take-offs
  • Negotiates and issues subcontract agreements and purchase orders
  • Develops and updates detailed project construction schedules in coordination with Superintendent, trade partners, and suppliers
  • Leads project meetings with owners, design team, and trade partners and provides documentation and follow up
  • Manages HVAC, plumbing, life safety, HVAC/BMS controls, lighting controls, AV, security, voice/data, system rough-in, controls, startup, commissioning and wiring
  • Enforces the DAVIS Safety program, ensuring prompt resolution of issues documented within safety reports, and ensuring safety walks occur regularly
  • Leads the management of the project closeout process, including preparing and completing project closeout checklists, punch list processes, collecting and issuing project closeout documentation, and resolving financial closeout and disputes
  • Manages and mentors junior team members; reviews work product, strengthens necessary job skills, communicates performance concerns, provides resources for development; conducts performance reviews
  • Actively manages and tracks the approval, fabrication and transportation of materials necessary for construction
  • Creates, maintains and shares the Material Tracking Log for the project
  • Manages trade partner submittals, RFIs, change orders, schedules, and closeout
  • Maintains a complete, current, and accurate set of contract documents and "as-builts"; electronically posts and updates drawings with RFIs and submittals
  • Responsible for financial forecasting, reporting, and preparation of Project Status Reports
  • Prepares monthly project owner invoicing, including trade partner invoicing reviews, material invoicing review, budget management, and overseeing sustainability or LEED tracking
  • Leads and participates in project audits and post completion reviews

The base salary (or hourly) range for this position is
$134,000.00 - $180,000.00
