Job Description
Turner & Townsend is seeking an Associate Director - Project Management to identify, lead, and manage multiple projects for our various Healthcare clients throughout North & South Carolina. The successful candidate should have expertise in serving healthcare clients with complex capital projects and programs, hospital construction including renovations and expansions, acute medical centers, trauma centers, ambulatory care centers, and/or emergency departments.
This is not a remote role; the selected Associate Director must work actively in the Raleigh NC, metro area.
What you will do
  • Drive business development efforts within the healthcare market by cultivating client relationships, identifying new project opportunities, supporting proposal development and presentations, and contributing to strategic growth initiatives that expand the company's presence and revenue within the sector.
  • The successful candidate will manage all facets of project management (budget, schedule, procurement, quality & risk) for multiple healthcare projects, including planning, design, construction, occupancy, and closeout.
  • Must demonstrate the capability to read, understand, and apply standards to sophisticated documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys, and drawings.
  • Interface and be in direct contact with the clients to define project requirements.
  • Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
  • Track the progress of each project against goals, objectives, approved budgets, and approved timelines. Report status and variances. Craft action plans to meet objectives, budget, and schedule.
  • Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assess change requests to determine scope, budget, schedule, quality, and risk impacts.
  • Demonstrate ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.
  • Demonstrate knowledge of construction projects and project management within the context of business results (more significant economic implications, business risk, etc.)
  • Other duties as assigned.
  • SOX control responsibilities may be part of this role, which are to be adhered to where applicable.

Qualifications
*Local presence is required Monday through Friday. Onsite requirements may change depending on client needs.
  • Bachelor's degree in related field (architecture, engineering, construction management, cost management)
  • Minimum ten (10) years of related Healthcare construction experience and/or training.
  • Recent and significant experience within healthcare project sectors and projects is required.
  • North & South Carolina Healthcare experience is strongly preferred.
  • Delivery of complex renovation projects is preferred.
  • Prior experience working with demanding clients is helpful. Solid track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or in fast-paced environments is helpful.
  • Prior experience in a supervisory position with direct report responsibilities.
