Job description

Job Functions:
  • Plan, schedule, and supervise all job site staff.
  • Prep job sites in advance for maximum efficiency.
  • Conduct site meetings, e.g., construction coordination, contractor progress, and scheduling.
  • Provide overall technical direction.
  • Represent the owner/general contractor to assure all construction-related activities performed by the contractors or subcontractors are performed in accordance with design, budget, and schedule.
  • Ensure finished product meets client's standards of quality work.
  • Complete construction projects on schedule.
  • Keep daily logs of work performed and materials ordered and consumed.
  • Oversee and implement job site safety program.
  • Work with architects and engineers to ensure that problems are solved in a manner that is most cost effective to owners and contractor.
  • Approve subcontractor and material supplier invoices for payment.
  • Perform project estimations and track spending throughout job closeout.
  • Act in a design-build role in project conception.
  • Provide leadership and to establish and maintain effective and harmonious working relationships with all those involved in the project.
  • Maintain fluid communication with subcontractors and team members.
  • Direct team members (employees and contractors) at all levels of contract compliance.
  • Assist with estimating and development of project budgets.
  • Assist with project buy out.
  • Coordinate work of subcontractors working on various phases of the project.
  • Oversee performance of all trade contractors and reviews drawings to make sure that all specifications and regulations are being followed.
  • Responsible for proper administration of and for obtaining all necessary permits and licenses.
  • Track and control construction schedule and associate costs to achieve completion of project within the schedule and budget allocated.
  • Report to Owners, Architects, Property Managers and any other authorized Project Representatives about progress and any necessary modifications of the project scope.
  • Maintain strict adherence to the budgetary guidelines, quality and safety standards.
  • Periodic inspection of construction sites.
  • Ensure project documents are complete.
  • Assist with maintenance repairs, as requested, for Corporate Office.
  • Other duties as assigned.

Job Qualifications:
  • Must be able to communicate effectively with co-workers, contractors, superiors, professional trades, e.g., architects and engineers, subcontractors, building codes authorities and owners.
  • Must have experience in managing project budgets, schedules and work force.
  • Strong math background with ability to compute length area and volume.
  • Ability to read and correctly interpret blueprints / drawings and take-off accurate measurements.
  • Sound understanding of accepted construction practices, techniques and procedures.
  • Keep current with new building trends and developments.
  • Knowledgeable of applicable building codes.
  • Ability to read and interpret specification manuals and correctly use CSI codes.
  • Knowledge of all phases of building construction, i.e., work commonly done by the various building trades.
  • Knowledge of electrical, mechanical, structural and finish systems.
  • Knowledge of building materials, tools, machines, building material costs, and wages.
  • If job includes or may include driving for company business:
  • Driver must have a valid driver's license and acceptable motor vehicle record with company insurance carrier
  • Driver must have reliable means of transportation
  • Driver must have the ability to be insurable at standard rates for driving
  • Driver must provide proof of personal auto liability insurance when using vehicles for company business

Physical Requirements:
  • Frequent standing, walking, lifting, handling, reaching to shoulder

Expected Hours of Work:
  • This is a full-time position which could typically involve 45+ hours per week. Managing Superintendent must be available for on-call type hours to work through site emergencies, delays due to weather and employee/team communications.

Travel:
  • Minor travel may be required for projects throughout the Midwest.

Education Requirements / Experience:
  • 5 years in the construction industry with at least 2 years supervisory experience.
  • Experience with Multi-Family and/or commercial new construction and renovations.
  • Proficient with MS Office, Outlook, and current Windows Operating Systems
  • Preferred - Successfully completed OSHA 10 or OSHA 30 hour courses.
