Location: Onsite at KPG Corporate Office
Pay Rate: $15.00/hour
Schedule: Part-time, 20 to 25 hours/week
Duration: Spring 2027 Semester
Are you looking to gain valuable experience with a nationwide leader in the property management industry? Kittle Property Group is seeking a dedicated Portfolio Management Intern. This is an exciting opportunity to work onsite at our corporate office, where you'll be part of a team that values excellence, collaboration, innovation, and community focus.
**Position Summary:**
In this role, you'll assist with the calculation and submission of Utility Allowances in line with Section 42 guidelines. You'll also handle data entry for municipal and federal energy benchmarking requirements and provide pricing analysis to optimize cash flow. Your work will involve close collaboration with internal property management teams and external utility companies.
**Essential Duties and Responsibilities:**
- Participate in weekly and daily rate reviews, assisting with rate processing and engaging with property management.
- Distribute renewal offers to property teams.
- Maximize cash flow by ensuring the effective use of revenue management systems.
- Manage administrative tasks related to revenue management.
- Calculate Utility Allowances, ensuring accuracy and compliance.
- Enter energy consumption data into Energy Star Portfolio Manager.
- Review submetering billing recovery data.
- Upload Utility Allowance backup information to our intranet site.
**Utility Allowance Calculation:**
- Collect PHA Utility Allowance schedules and Utility Company Estimates via email, phone, and fax.
- Gather utility rate information using the HUD Utility Schedule Model.
- Compile and submit Utility Verification Addendums to utility companies to obtain 12-month cost/consumption data.
**Qualifications/Skills & Knowledge Requirements:**
- High School Diploma (or equivalent) required; some college coursework preferred.
- Proficiency in Outlook, Excel, Word, and PowerPoint.
- Strong Excel and Outlook skills are highly valued.
- Ability to multitask and manage multiple data requests effectively.
- Comfortable communicating with utility companies and property managers.
- Experience with Nuance Power PDF and MaxxVault software is advantageous.
- Strong language, math, and reasoning skills.
