Job description

Summary
We're looking for a highly organized, resourceful Project Manager to oversee residential renovation and investment properties throughout Greater Cleveland.
We purchase homes ranging from properties that need a quick cleanout and cosmetic improvements to full renovations. Once we purchase a property, you'll help take ownership of getting it from acquisition to ready-for-sale as quickly, efficiently and profitably as possible.
This is a hands-on role. You'll regularly visit properties, manage contractors and vendors, track budgets, keep projects on schedule, solve problems and make sure nothing falls through the cracks.
The goal is simple: keep projects moving, keep contractors accountable, stay on budget and get properties finished and ready to sell.
This is a great opportunity for someone who enjoys real estate, renovations, solving problems and taking ownership of projects.
Responsibilities
  • Manage multiple residential renovation and house-flip projects simultaneously
  • Walk newly acquired properties and help develop scopes of work, budgets and timelines
  • Obtain and compare bids from contractors and vendors
  • Schedule, coordinate and communicate with contractors, subcontractors and vendors
  • Visit properties regularly to monitor progress, quality and completion of work
  • Hold contractors accountable to agreed-upon scopes, pricing and deadlines
  • Track project budgets, expenses, invoices and projected final costs
  • Verify completed work before contractor payments are approved
  • Identify potential change orders, delays and budget overruns before they become larger problems
  • Coordinate materials, deliveries, dumpsters, cleanouts, landscaping, cleaning and other property needs
  • Help coordinate permits, inspections and city requirements when necessary
  • Create and manage punch lists to ensure projects are completely finished
  • Coordinate final cleaning, staging, photography and other preparations needed to bring properties to market
  • Help coordinate inspection and repair items after properties go under contract
  • Provide regular updates on project progress, budgets, timelines and outstanding issues
  • Proactively solve day-to-day problems and escalate major decisions when necessary
  • Make sure all loose ends are handled from the time we purchase a property until it is sold
Qualifications
  • Highly organized with exceptional attention to detail and follow-through
  • Strong communication and problem-solving skills
  • Comfortable managing contractors, vendors and difficult conversations
  • Ability to hold people accountable and keep projects moving
  • Working knowledge of residential construction, renovations and home repairs
  • Ability to understand scopes of work, contractor bids and renovation costs
  • Comfortable managing budgets, invoices and spreadsheets
  • Ability to manage multiple active projects and priorities simultaneously
  • Self-motivated and comfortable working independently without constant direction
  • Comfortable regularly visiting properties throughout Greater Cleveland
  • Valid driver's license and reliable transportation
  • Experience in residential construction, general contracting, house flipping, property management or construction project management is preferred
