Job description

We are seeking an experienced Senior Project Manager – Building Automation / HVAC Controls to lead commercial and industrial building automation projects from preconstruction and planning through installation, commissioning, and final closeout.

This position is responsible for managing project schedules, budgets, procurement, field coordination, subcontractors, and client relationships while ensuring successful delivery of complex BAS, DDC, and HVAC controls projects.

The ideal candidate has a strong technical understanding of building automation and commercial HVAC systems combined with proven project management experience. This role is well suited for someone who can coordinate controls technicians, programmers, engineers, subcontractors, and customers while maintaining ownership of project financials, schedules, and overall execution.

Responsibilities
  • Manage multiple building automation and HVAC controls projects from initial planning through commissioning and closeout.
  • Develop and maintain project schedules, budgets, labor forecasts, procurement plans, and project execution strategies.
  • Coordinate controls technicians, programmers, engineers, subcontractors, vendors, and other field personnel.
  • Serve as the primary point of contact for customers, general contractors, mechanical contractors, engineers, and other project stakeholders.
  • Review project specifications, control drawings, sequences of operation, submittals, RFIs, change orders, and contract documents.
  • Coordinate installation, programming, startup, testing, commissioning, and system turnover activities.
  • Monitor project costs, labor utilization, forecasts, billing, change orders, and overall project profitability.
  • Identify schedule, technical, procurement, and field-related risks and implement solutions to keep projects on track.
  • Coordinate purchasing and delivery of controllers, sensors, actuators, valves, panels, and other controls equipment.
  • Lead project meetings and provide regular updates regarding schedules, milestones, financial performance, and potential risks.
  • Work closely with field technicians and programmers to resolve technical and installation challenges.
  • Ensure projects comply with contract requirements, engineering specifications, safety standards, and company quality expectations.
  • Manage project documentation, commissioning requirements, punch lists, customer training, and final closeout.
  • Build and maintain strong relationships with customers, contractors, vendors, and project partners.

Requirements

  • 5+ years of project management experience in building automation, HVAC controls, or a closely related industry.
  • Strong experience managing BAS, DDC, HVAC controls, or energy management system projects.
  • Working knowledge of commercial HVAC equipment, control systems, low-voltage applications, and building automation architecture.
  • Ability to read and interpret control drawings, electrical schematics, wiring diagrams, sequences of operation, specifications, and construction documents.
  • Experience managing projects from planning through installation, startup, commissioning, and final turnover.
  • Strong understanding of project budgeting, forecasting, scheduling, procurement, change orders, and cost control.
  • Experience coordinating controls technicians, programmers, subcontractors, vendors, and other project personnel.
  • Strong technical problem-solving skills with the ability to understand controls, communications, wiring, and HVAC-related issues.
  • Excellent leadership, communication, client management, and organizational skills.
  • Ability to independently manage multiple projects and priorities in a fast-paced environment.
