Job description

Mantis Innovation provides managed facility services and turnkey program management with technology-enabled solutions that target the entire building footprint. We look at the entire facility-inside and out-and can impact 70% of what a building operator allocates critical budget dollars toward, including: Strategic electricity and natural gas procurement, renewable energy, and demand response; climate impact reduction and reporting, net zero strategies, and sustainability planning; roofing, solar, HVAC assessment management, pavement, building envelope, data center optimization, and EV charging; lighting/LED retrofits, HVAC/mechanical systems, and BMS/BAS improvements and implementation.
Summary

The Senior Project Manager leads roofing, building envelope, and construction projects from start to finish, making sure work is completed safely, on time, within budget, and to the client's expectations. This role solves project execution challenges by coordinating people, schedules, budgets, and communication so projects stay on track and deliver quality results.

Outcomes & Scorecard for Success
  • At least 95% of assigned projects meet approved milestone dates and final completion dates, with project risks, delays, budget variances, and client concerns escalated within 24 hours of identification.
  • Project budgets, forecasts, expenses, change orders, and margin tracking are updated within 5 business days of any material project event, with less than 2% variance between reported and actual project financials at closeout.
  • Client communications are documented within 1 business day, and 100% of assigned projects receive status updates at the frequency established in the project communication plan.
  • Project records, schedules, meeting notes, reports, budgets, client updates, and closeout documents are maintained with 100% completion of required documentation and uploaded to the designated systems within 2 business days of creation or receipt.
  • Action items from project meetings are assigned, documented, and distributed within 2 business days, and at least 95% of assigned action items are completed by their committed due dates.
  • The employee demonstrates a positive attitude, collaborative spirit, professional communication, and consistent availability to clients and internal teams.
Responsibilities
  • Manage assigned projects from kickoff through closeout, including scope, schedule, budget, client communication, documentation, and issue resolution.
  • Service as the primary day-to-day point of contact for assigned clients, providing project updates, communicating risks, documenting decisions, and resolving issues.
  • Coordinate with account leaders, project teams, field teams, consultants, subcontractors, and internal operations to align priorities, clarify responsibilities, and maintain project momentum.
  • Track project budgets, expenses, forecasts, change orders, and financial performance, and escalate budget or margin concerns when they arise.
  • Review project plans, specifications, drawings, reports, and construction documents to verify requirements, identify gaps, and support project execution.
  • Maintain accurate project records, including budgets, schedules, meeting notes, change orders, client communications, tracking logs, and closeout documentation.
  • Develop and maintain project schedules and work plans, managing timelines, dependencies, deliverables, and resource coordination.
  • Coordinate field-related project activities, including inspections, surveys, audits, site visits, and follow-up actions required to keep projects on track.
  • Identify project risks early, evaluate potential impacts, and present recommendations to clients, leadership, or internal stakeholders to support timely decisions and successful project outcomes.
Minimum Qualifications
  • Experience managing construction, roofing, building envelope, facilities, engineering, or similar projects.
  • Experience managing client or account relationships, including regular communication and issue resolution.
  • Experience managing project budgets and schedules.
  • Ability to read and understand construction documents, including specifications, drawings, plans, or related project documents.
Preferred Qualifications
  • Roofing, building envelope, restoration, construction monitoring, or related field experience.
  • Experience supporting large client programs, recurring client accounts, or multi-site project portfolios.
Working Conditions/Physical Requirements
  • Work environment: Work is performed in a combination of remote, office, client-site, and field environments depending on project needs. Field work may include active construction sites, occupied facilities, roofs, and outdoor project locations. Exposure to varying weather conditions, uneven walking surfaces, construction noise, dust, and other typical construction-site conditions may occur during site visits.
  • Physical requirements: Role requires the ability to sit, stand, walk, use a computer and standard office equipment, and communicate effectively by phone, video conference, email, and in person. The position may require walking job sites, climbing stairs, accessing roofs using ladders or roof access points when appropriate, and usually inspecting building and roof conditions. The employee may occasionally need to bend, reach, stoop, or navigate uneven terrain. Must be able to lift and carry up to 30 pounds on an occasional basis.
  • Travel & Schedule expectations: Travel may be required for client meetings, site visits, inspections, project kickoff meetings, project coordination activities, and issue resolution. Travel frequency may vary based on assigned projects, geographic coverage, and client needs. Standard business hours generally apply; however, occasional early morning, evening, or extended hours may be required to support project schedules, client needs, deadlines, site activities, or urgent project issues.
