Job description

Overview

POSITION SUMMARY:

The  Sr. Project Manager, Construction will be responsible for management of planning, design and construction projects relative to Ardent Health’s capital construction program.  This position will be lead manager on projects with oversight from the Director, Planning and Construction.  The typical workload will be 10-20 projects, all in different phases and ranging in project value of $200,000 - $25,000,000 plus. 


Responsibilities
  • Works with operational teams to define the goals, objectives and programs of the project. Analyzes risks with the project and manage due diligence as needed.  Conduct site investigations to assist with the design and coordination. 
  • Develops budgets, constructability analysis and project development schedule. Assists with operational teams in developing the owner furnished equipment budget. 
  • Selection of architects, engineers, 3rd party vendors and contractors. Develops any professional service, design and construction agreements. 
  • Reviews and analyzes the estimated costs relative to the approved project budget and scope throughout the design process. Verifies that the established program of the project can be achieved within the approved budget. 
  • Manages and updates the project development schedule. Estimate the cash flow on the project and communicate with the finance group.
  • Participate and/or administer coordination meetings with all internal and external team members.  Monitor the design team’s schedule and quality control process. Meet with state and local authorities having jurisdiction over the project to represent Ardent Health and the hospital’s interests regarding project scope, design issues and code issues. 
  • Analyzes contractor cost estimates and bids.  Helps assess risks relative to subcontractor pricing, schedules, nd bonding requirements. 
  • Develops and processes contracts and invoices from architects, engineers, 3rd party vendors and contractors, and verify invoices are consistent with the contract terms.  Reviews all proposed changes to ensure charges are legitimate, accurate and appropriate for the work being performed.  Monitors project costs against final approved budget and keep the project cash flow estimation updated.
  • Visits construction sites and observe construction activity to verify conformance with the contract documents and quality of workmanship.  Identify and document any deficiencies. Monitors the contractor’s scheduling activities to verify a timely completion.
  • Assists with developing phasing plans, interim life safety measures, and infection control risk assessments, and help ensure they are followed for the safety of the public, staff and patient.

  • Candidate must be able to travel to work locations and construction projects which may have varying degrees of physical accessibility.

  • Effective communication skills for interface with all levels of company management, vendors, contractors, and architects.
  • Strong management and organizational skills to maintain control of activities on numerous projects.
