Assistant Construction Manager

Opportunity Summary:

TheAssistantConstruction Manager, reporting directly to the Project Lead,directsandsupervisesall trades and suppliers performing contracted work in an area of workdesignatedby the Project Lead. TheAssistantConstruction Manager, in coordination with the complete project team,isresponsible for creating schedules and managing the flow of work to achieve the project schedule. TheConstructionManager managesthe jobsite workforce to ensurecompliance with project schedule,budget,and quality standards.

Responsibilities:

  • Participateand supportthe creation of project schedules, budgets, scopes of workfor theProject.
  • Participate in and support as directed by the ProjectLead, weeklyschedule coordination meetings with all subcontractorforemento outline requirements of work completion, and other issues as may be required including but not limited tomanpowerrequirements, interference coordination, inspections, and sequence of work. Distribute three-week look ahead schedules and communicate schedule requirements with all subcontractors.
  • Walk,inspect,and produce corrective punch lists for all areas of work asdesignatedby Project Lead.This work with be performed a minimum of twice daily.
  • Understand and ensure compliance with all contract documents and how they relate to performance of subcontracted work, material supplier agreements or professional services agreements.Including scopes of work, quality standards, schedule requirements, formal and informal noticerequirements,and other items necessary to ensure commitments are met.
  • Promptly notifyprojectteam of schedule and performance issues,develop,and implement corrective plans tomaintainbudgets,schedule,and quality of work.
  • Documentdaily job reportingaccordingto companySOPsto includemanpowercounts, weather conditions, activities performed, and material deliveries.
  • Ensure compliance withthecompanysafety program as outlined in the Company Safety manual and provide safety and accident reporting asrequired.
  • Inspect andmaintaina clean jobsiteincluding both inside of homes under construction and overall jobsite. Communicate withappropriate membersof the project team if there are repeat offenders.
  • Initiate RFIs to address issues with interpretation of plans and specifications, missing information, incorrect details, incompleteinformation,and other issues that require the direction of the Architect and Engineers.Ensure that corrective information is shared with the complete project team and scopes of work are adjusted accordingly.
  • Through daily communications, notify subcontractors and material suppliers in advance to assure materials are delivered promptly and subcontractorsmaintainproduction schedules.
  • Proactivelyidentifyand solve problemsaffectingschedules,budget,and quality.Ensureall actions are communicated to Project Lead and coordinated with complete project team.
  • Ensure propercoordination and scheduling of all inspections with local and state officials havingjurisdictionover the project.
  • Responsible for quality controlforwork anditsadherence to the construction documents, and project requirements.
  • Maintain a neat andprofessionaloffice space andappearance, presenting a professional image consistently.
  • Maintains aprofessional andcooperative relationship with the architect, engineers, subcontractors, materials suppliers, town officials and the client.
  • Maintain on site project files for work scopes, submittals, RFIs, bulletins, drawing logs,sketches,and as-built drawings.

Requirements:

  • Mustbe capable of reading and understandingplans and specifications and be knowledgeable about construction methods, materials, andregulations.
  • Shouldbe flexible and work effectively in a fast-pacedenvironment.
  • Must be decisive and work well under pressure, particularly when faced with unexpected occurrences or delays.
  • The ability to coordinatemultipleactivities atonce.
  • Must have good oral and written communicationskills.
  • Mustestablisha good workingrelationship.
  • Periodic travel may berequiredas directed by Project Lead or others to support project execution,training,or other development needs.
  • Project team will berequiredon site when any trades are working, or material deliveries are scheduled.
  • 10-hourOSHA trainingrequired;30hourspreferred
