Job Description

Overview:

The Development Coordinator (DC) is responsible for supporting the Director of Development and Land Team in the delivery of finished lots, commercial sites, and backbone infrastructure. The DC plays a critical role in the coordination of development projects and future acquisitions including the administration of construction contracts, budgeting, and scheduling. The DC will also assist in office management coordination including ordering office supplies, supporting team events, and general administrative office tasks.

KeyDeliverables:

  • Responsible for thorough records management of all development related documents (zoning, plats, surveys, approvals etc.)

  • Assist with bid and contract document generation and coordination of comments, edits, etc. for internal approval and submittal

  • Assist Project Managers with generation and tracking of construction contracts and change orders

  • Manage development invoices and contractor payments

  • Manage and maintain accurate as-builts and associated documentation for all change orders and modifications in scope

  • Assist with master plan budget & schedule updates, review of key milestone dates, forecasts and monitor upcoming deadlines

  • Assist Project Managers with coordinating development plans with all dry utility companies (e.g., power, phone, gas, and cable)

  • Coordinate permit applications, bond requests, tracking and releases and agreements for/from various agencies and utilities, as applicable

  • Responsible for reporting safety incidents and near misses into Cority system and follow up with Health, Safety and Security team as necessary

  • Monitor Corporate Safety Program Dashboard and input required information as needed

  • Manage office operations (building lease, equipment lease, vendor contracts, office moves, office insurance requirements, equipment / furniture purchases, landlord and property manager communications, etc.)

  • Invoicing for office administrative related costs such as office supplies, equipment, kitchen supplies, etc.

  • Oversee the office appearance- stocking supplies, light cleaning, mail service- open, sort and distribute mail, packages etc.

  • Support in planning, scheduling and executing team building events

  • Coordinates conference room meeting reservations, and logistics for visits from outside investors and/or Brookfield center lead executives from out of town including quarterly and annual meetings and land tours

  • Perform clerical and general administrative duties, as needed

  • Assist the development team and HOA property manager with various requirements related to the developer's "Declarant" role

  • Maintain and foster open and knowledgeable communication with all stakeholders including agencies, consultants, contractors, builder partners and community residents

What You'll Bring:

  • 2+ years of land development, residential construction or commercial construction management or coordination experience

  • 2+ years of land development permitting management or coordination

  • Project coordination skills are crucial

  • Excellent interpersonal, written, and oral communication skills

  • Responsible, well-organized, and extremely high attention to detail

  • Ability to exercise good judgement and demonstrate high standards of ethics

  • Ability to work independently and effectively in a fast-paced environment, with dynamic priorities and deadlines and in collaboration with others

  • Proficiency in Microsoft Word, Excel, Outlook, and Microsoft Project

  • Valid Driver's License
