About the Role

The Property Manager plays a key role in driving the financial and operational success of a residential portfolio. Youll be responsible for delivering best-in-class property management while building strong tenant relationships and maintaining the high standards of the Arbutus brand.

What Youll Do

As a Property Manager, you will:

Operations & Tenant Experience

  • Oversee day-to-day property operations and serve as the primary point of contact for residents
  • Build strong tenant relationships and ensure a high level of satisfaction and retention
  • Respond to inquiries and resolve concerns promptly and professionally
  • Coordinate move-ins, move-outs, inspections, and suite transfers

Leasing & Occupancy

  • Manage leasing activities including marketing, showings, and application processing
  • Prepare and execute lease agreements and renewals
  • Maintain strong occupancy levels with qualified residents
  • Provide insights to improve leasing strategies and marketing efforts

Financial Performance

  • Prepare and manage operating budgets and monitor financial performance
  • Track revenues, expenses, and NOI targets
  • Collect rent and maintain accurate financial records
  • Contribute to financial reporting and forecasting

Maintenance & Property Care

  • Oversee maintenance programs and ensure timely, cost-effective repairs
  • Coordinate contractors and service providers
  • Conduct regular site and annual building inspections
  • Ensure properties are safe, clean, and well-maintained

Compliance & Administration

  • Ensure compliance with the Residential Tenancies Act and all applicable regulations
  • Maintain accurate documentation and records
  • Collaborate with internal teams including leasing, accounting, and construction
  • Participate in special projects and continuous improvement initiatives

What You Bring

  • 3+ years of property management experience
  • Strong knowledge of property management systems (Yardi experience is an asset)
  • Intermediate proficiency in Microsoft Office
  • Excellent communication and customer service skills
  • Strong organizational and time management abilities
  • A proactive, solutions-focused mindset
  • Valid drivers license and access to a vehicle
