Job description

Job Summary:

The Facilities and Maintenance Manager is a hands-on leader responsible for overseeing the daily maintenance operations of all Goodwill Industries of Northeast Texas facilities, including retail stores, donation centers, mission facilities, and offices. Reporting to the Director of Property Management, this role supervises Facilities Maintenance Technicians and ensures all buildings, grounds, equipment, and vehicles are maintained in a safe, clean, and professional condition.

This position manages work orders, preventive maintenance programs, inspections, and emergency repairs while ensuring quality, timeliness, safety, and cost control. The manager actively works alongside technicians and supports operational readiness across multiple locations.


Essential Duties and Responsibilities:Maintenance Operations
  • Plan, schedule, and oversee maintenance and repair activities across multiple locations
  • Manage the CMMS/work order system, ensuring accuracy and timely completion
  • Prioritize and assign work orders based on urgency and resource availability
  • Develop and implement preventive maintenance programs
  • Conduct routine facility inspections and address identified issues
Staff Supervision
  • Supervise, train, and develop Facilities Maintenance Technicians
  • Assign daily tasks, set expectations, and monitor performance
  • Manage schedules, on-call rotations, and coverage needs
  • Provide coaching, feedback, and performance evaluations
Facility & Asset Management
  • Maintain facility appearance and functionality to organizational standards
  • Track equipment, maintenance history, and asset lifecycle needs
  • Coordinate maintenance activities with site leadership
Safety & Compliance
  • Ensure compliance with OSHA, ADA, and applicable building codes
  • Enforce PPE usage and safe work practices
  • Report incidents and support safety programs and initiatives
Budget & Administration
  • Monitor maintenance expenses and support budget adherence
  • Coordinate purchasing of supplies, materials, and parts
  • Analyze maintenance trends and provide operational reports
Emergency Response
  • Respond to urgent maintenance issues and coordinate team response
  • Maintain emergency procedures and on-call coverage schedules

Qualifications:Education & Experience
  • High school diploma or GED required; associate or bachelor’s degree preferred
  • Minimum 5 years of facilities maintenance or building trades experience
  • At least 2 years of supervisory or leadership experience
Knowledge, Skills, and Abilities
  • Working knowledge of HVAC, electrical, plumbing, and general building maintenance
  • Familiarity with OSHA standards, building codes, and safety practices
  • Experience using CMMS or work order systems
  • Strong leadership, organizational, and communication skills
  • Ability to manage multiple priorities across locations
Certifications & Requirements
  • Valid driver’s license with clean driving record. CDL is a plus
  • Reliable transportation for travel between locations
  • Trade certification or license (preferred but not required)

Work Environment & Physical Requirements:
  • Ability to stand, walk, bend, and perform physical tasks for extended periods
  • Ability to lift up to 40 pounds (team lift required above 40 pounds)
  • Exposure to indoor and outdoor environments and varying conditions
  • Manual dexterity and ability to use tools and equipment

Additional Requirements:
  • Ability to work flexible hours, including evenings, weekends, and on-call shifts
  • Safety-sensitive position requiring drug testing
  • Access to facility keys and alarm systems
