Job description

Company Mission Statement: To build up our communities, our clients and each other by building trust in everything we do.
Summary/Objective: Promotes the company mission statement by joining the Project Manager (PM) and Superintendent to form a team who collaborate to create a safe work environment, build a quality project, and keep projects on schedule while earning a fair and reasonable profit.
Essential Functions:
  • Serve as the main point of contact for the Owner, Engineer, and Architect.
  • Develop the project plan and oversee the project to make all critical project decisions.
  • Responsible for project start-up via Procore and ensuring project accounting is set up properly.
  • Responsible for updating and overseeing projects in Procore including management of budgets, drawings, RFIs, submittals, photos, etc.
  • Assist with Estimating and Preconstruction:
    • Effectively assist in Harper's efforts regarding estimating, scheduling and interviewing trade partners, etc.
    • Responsible for the project preconstruction deliverables and estimates while working alongside Estimating.
  • Assist in generating Owner Prime Contracts and ensure projects are run in accordance with contract.
  • Produce, process, and ensure collection on all pay applications and invoices for the project, for trade partners, vendors and Owners.
  • Attend, participate, and document weekly Owner's meetings.
  • Participate in weekly subcontractor's meetings, preconstruction/pre-install meetings.
  • Effectively communicate project updates to ownership teams and produce monthly Owner reports and internal project status reports.
  • Develop and administer subcontracts (insurance, bonds, invoices, etc.), purchase orders, and field service agreements.
  • Review, distribute, and prioritize submittals and procurement logs.
  • Generate, implement, and update project schedule with Superintendent.
  • Review with superintendent project sequencing, deliveries, logistics, quality, and subcontractor performance and staffing.
  • Responsible for overall project communications with Owner and Architect/Engineer.
  • Ensure safety program implementation along with Superintendent and Safety Manager.
  • Understand and ensure projects are run in accordance with applicable codes and local/state agency requirements.
  • Assist Owner and Design teams in obtaining required permits.
  • Ensure proper project close out including required documentation to Owner.
  • Mentor and train Assistant Project Managers, Project Engineers, and Interns.
  • Can communicate and develop relationships with City, Local Agencies and Utility representatives.

  • Can effectively lead the project and communicate with Owner, Designers, internal team and Trade Partners.
  • Must be able to coordinate and manage projects in existing plants, airports, or other
    active campuses.
  • Must be competent in conflict resolution, technical writing, communication, and documentation.

Education and Experience:
  • Bachelor's degree in construction, engineering, or related field.
  • Minimum 5 years of Project Management experience with a preference of 3 years of experience with an Industrial focus - tilt-up or precast construction, pre-engineered metal buildings as well as automotive, distribution, manufacturing, or food/beverage projects.
    • This includes 5+ years of experience as an Assistant Project Manager.
  • Has experience building from the ground up on more than 2 projects minimum.
  • Understands construction means and methods for all scopes of work.
  • Can effectively manage and navigate all aspects of construction and design including architectural, civil, structural, mechanical, electrical, and fire protection.
  • Solid understanding of the following fields:
    • Earthwork/Grading - must understand how to interpret grading plans, cut/fill analysis, geotechnical reports, underground utilities, and construction means and methods.
    • Concrete and steel structures - deep understanding of how to procure steel packages, read and verify steel shop drawings, and coordinate with other design. Must have knowledge of ACI, ASTM, and AISC standards.
    • Mechanical, Electrical, Plumbing, and Fire Sprinkler - deep understanding of MEPF design and installation methods.
    • Plant Systems - Must be able to understand existing systems in plants or active campuses and be able to coordinate those with renovation or new construction work.

Supervisory Responsibilities:
Work Environment: This position is required to work in a variety of conditions relative to construction jobsite environments and must be able to perform the physical requirements of the job, as assigned. Exposure to weather, heat, etc. is expected.
Physical Demands:
Weather and climate conditions will vary throughout the progress of a project and the PM must be able to inspect all ongoing construction activities over the duration of the assigned project. This role requires walking over varied terrain, climbing, stooping, bending, and lifting. Lifting requirements vary from minimal loads to heavy; but help is always available with heavier loads. Inspection for quality, consistency and completeness of work frequently requires climbing ladders, stairs, and scaffolding.
