Job description

Towne Island Homes is a division focused on building quality single-family homes in Hawaii. We are seeking an experienced Purchasing Manager to join our team and oversee the purchasing function for our residential construction operations.

This is an important role that works closely with Sales, Drafting, Permitting, Project Management, Superintendents, trade partners, and suppliers to ensure our homes are built efficiently, on schedule, and within established budgets.

Location & Travel

This position is typically based out of our Honolulu office. Candidates who live on Maui may commute to the Honolulu office as needed if living on Oahu is not an option. The position also requires regular travel to active construction communities, including Maui, as well as trade partner and supplier locations.

What You'll Do
  • Manage purchasing activities for single-family home construction across active communities.
  • Recruit, qualify, and manage trade partners and suppliers.
  • Solicit competitive bids and negotiate pricing, terms, and scopes of work.
  • Research materials, products, construction methods, and market pricing to identify cost savings and maintain a competitive product.
  • Maintain budgets, pricing schedules, allowances, and cost-control reports.
  • Track material and labor costs and identify variances and cost drivers.
  • Prepare and maintain purchase orders, trade contracts, and change orders.
  • Ensure trade partners have appropriate contracts, insurance, licensing, and tax documentation.
  • Maintain option pricing and ensure pricing remains consistent across models and communities.
  • Coordinate specialty scopes such as pools and hardscape.
  • Review plans, specifications, surveys, and construction changes to ensure purchasing information is accurate.
  • Conduct quality assurance walks and review trade partner work.
  • Work closely with drafting to review plan changes and new models.
  • Coordinate information between Sales, Drafting, Permitting, and Field Operations.
  • Maintain complete and accurate purchasing documentation.
  • Support and enforce company policies and procedures.
What We're Looking For
  • At least 2 years of purchasing, estimating, or construction management experience in single-family residential homebuilding.
  • Strong negotiation and vendor management skills.
  • Advanced Microsoft Excel skills.
  • Experience with a homebuilding ERP or purchasing system.
  • Understanding of Newstar is a plus.
  • Ability to read and interpret blueprints, plot plans, and specifications and prepare quantity takeoffs.
  • Working knowledge of residential building codes and permitting requirements.
  • Excellent written and verbal communication skills.
  • Strong organizational skills and attention to detail.
  • Ability to manage multiple priorities and competing deadlines.
  • Self-directed and comfortable working independently.
  • Valid driver's license and ability to travel between communities and job sites.
