Job description

Project Services Project Manager

Mullins Mechanical is a leader in industrial and large commercial mechanical, plumbing, HVAC construction projects. Our projects are often in the industrial and manufacturing environments, such as manufacturing facilities, automotive plants, chemical plants, distribution centers, warehouses, and other large commercial facilities. We are a self-performing specialty contractor specializing in design-build applications, HVAC systems, plumbing, process piping systems, boiler and chiller systems, equipment installation and rigging, plant relocation and maintenance, and metal fabrication.

Responsibilities:

· Lead the transition of projects from Preconstruction to Operations, ensuring alignment on budget, scope, risks, and schedules.

· Launch Project Services team setup and establish deliverables, priorities, and ownership.

· Create and maintain centralized dashboards/tracking systems (budget, procurement, submittals/RFIs, schedules, and BIM/VDC deliverables).

· Coordinate subcontractor/vendor outreach and early procurement activities.

· Set up project communication rhythms, kickoff summaries, and reporting structures.

· Maintain and monitor the Master Services Trackers, ensuring timely updates on cost, schedule, procurement, submittals, and VDC progress.

· Lead weekly internal Project Services meetings to align priorities, track risks, and resolve issues.

· Oversee change management processes: tracking PCOs, packaging CORs, and maintaining exposure logs.

· Partner with Procurement, Cost Controls, Scheduling, and VDC teams to support execution needs.

· Provide financial oversight by coordinating monthly forecasts, validating costs, and monitoring labor trends.

· Ensure documentation, Procore updates, and GC communication are accurate and current.

· Act as a second set of eyes for the Onsite PM, proactively identifying risks and providing backup analysis.

· Prepare and distribute weekly and monthly Project Services summaries for leadership reviews.

· Develop and manage closeout plans, including O&Ms, as-builts, compliance, and final documentation.

· Coordinate final cost reconciliations and job cost reporting.

· Track and oversee punchlist completion, inspections, and commissioning.

· Lead internal project debriefs to capture lessons learned.

· Manage warranty responsibilities, including issue resolution with clients, vendors, and subcontractors.

· Archive all project documentation and provide final performance summaries.

· Additional responsibilities may be assigned as needed.

Qualifications:

· Bachelor’s degree in construction management, engineering, business, or related field.

· 5+ years of experience in construction project management, with strong exposure to project controls (cost, schedule, procurement, or VDC).

· Proficiency in project management software (e.g., Procore, scheduling tools, forecasting dashboards).

· Strong understanding of construction financials, forecasting, and reporting.

· Familiarity with BIM/VDC coordination and document control processes.

· Excellent organizational and analytical skills, with attention to detail.

· Strong communication and facilitation skills; able to coordinate across multiple teams.

· Ability to anticipate risks, escalate issues, and support problem-solving under pressure.

· Collaborative, team-oriented mindset with the ability to influence without direct authority.

· Commitment to accountability, consistency, and continuous improvement.
