Job description

We are looking for an experienced Preconstruction Manager to support commercial construction projects throughout the Kansas City market.
This role is a strong fit for someone with a solid background in preconstruction, estimating, budgeting, constructability reviews, value engineering, and subcontractor coordination. The ideal candidate will be able to guide projects through the early planning and pricing stages while working closely with owners, architects, engineers, subcontractors, vendors, leadership, and operations teams.
Most projects are delivered through design-build, CMaR, and negotiated work, with some select bid and hard bid projects. This is a long-term opportunity for someone who wants to grow into a key leadership role within preconstruction over the next several years.
Responsibilities
  • Lead preconstruction efforts from early project planning through handoff to operations
  • Prepare and manage estimates, budgets, cost models, and project pricing
  • Review drawings, specifications, scopes of work, and project documents for accuracy and completeness
  • Coordinate with owners, architects, engineers, subcontractors, vendors, and internal teams
  • Support design-build, CMaR, negotiated, select bid, and hard bid project pursuits
  • Lead constructability reviews, value engineering, and cost-saving recommendations
  • Develop bid packages, solicit subcontractor pricing, and evaluate proposals
  • Identify scope gaps, pricing risks, schedule concerns, and project challenges early
  • Support project schedules, phasing plans, procurement strategies, and logistics planning
  • Partner with operations to ensure a smooth transition from preconstruction to construction
  • Build strong relationships with subcontractors, clients, and project partners
  • Help strengthen and grow the company's preconstruction process over time

Requirements
  • 5+ years of preconstruction experience required
  • 10+ years of overall construction industry experience preferred
  • Experience with commercial construction projects
  • Strong estimating, budgeting, and cost-analysis skills
  • Experience with design-build, CMaR, negotiated, select bid, or hard bid delivery methods
  • Ability to read and interpret drawings, specifications, scopes of work, and construction documents
  • Strong understanding of subcontractor pricing, vendor coordination, bid packages, and proposal reviews
  • Experience with constructability reviews, value engineering, and early project planning
  • Strong communication skills with owners, design teams, subcontractors, vendors, and internal leadership
  • Highly organized with strong attention to detail and follow-through
  • Ability to manage multiple preconstruction priorities and deadlines at once
  • Long-term career mindset with interest in growing into a senior preconstruction leadership role
  • Must be local to the Lenexa, KS / Kansas City market or able to reliably commute
