What You'll Do as Preconstruction Estimator II:
This role will build on your foundational estimating skills, allowing you to handle full estimates for mechanical projects with increasing independence. Reporting to the Modigent North Texas Sales Manager, your key responsibilities include:
  • Preparing detailed and conceptual cost estimates for commercial HVAC, plumbing, piping, and mechanical projects (plan-spec, design-build, and cooperative purchasing). Additionally, you could also be asked to develop complex and highly competitive cost estimates and pricing proposals for large-scale HVAC service, repair, retrofit, and equipment replacement projects.
  • Thoroughly reading, interpreting, and analyzing contract documents (plans, specifications, addenda, scopes of work, and general conditions). Conducting detailed job site assessments to assist in building comprehensive scopes of work, material lists, labor requirements, and risk assessments on opportunities.
  • Performing accurate takeoffs from plans and specs or site visits, for materials, labor, equipment, and subcontractor scopes.
  • Utilizing advanced estimating tools and Microsoft Office Suite to produce professional, detailed proposals and maintain accurate project records. Experience with BuildOps, ProCore and/or FastPipe is a plus.
  • Organizing estimate data, pricing information, and assumptions; soliciting and clarifying pricing from suppliers, vendors, and subcontractors.
  • Identifying potential risks, value engineering opportunities, constructability issues, and cost-saving alternatives during the estimating process.
  • Building and maintaining strategic relationships with key customers and vendors to secure competitive pricing and most favorable terms.
  • Conducting pre-bid estimate reviews with applicable stakeholders following Modigent North Texas SOP guidelines.
  • Preparing complete bid proposals, RFP/RFQ responses, and bid packages. Ensuring all proposals, pricing documents, and estimates meet or exceed contractual, regulatory, and company quality standards
  • Provide expert technical guidance to Field Personnel, Project Managers, and Sales teams on project feasibility, pricing strategy, and value engineering opportunities.
  • Supporting preconstruction and local market sales teams with special projects, research, bid strategy input, and administrative tasks as needed.
  • Identifying and implementing process improvements, standardization, and tools to increase estimating accuracy, speed, and profitability across the Modigent North Texas.

What We're Looking For:
  • Experience: 5+ years of relevant experience in mechanical construction or HVAC service estimating, preconstruction, or mechanical project coordination (commercial mechanical/HVAC/plumbing strongly preferred; related trades considered).
  • Education: High school diploma or GED required; technical training, associate degree, or Bachelor's degree in HVAC, Mechanical Systems, Construction Management, or a related field strongly preferred.
  • Experience: Solid working knowledge of commercial construction practices, mechanical systems (wet-side/dry-side HVAC, plumbing/piping), and reading/interpreting blueprints/specifications. Proficiency with estimating software and digital takeoff tools (Modigent-specific platforms; training provided if needed); advanced Microsoft Excel, Word, and Outlook skills required. Strong attention to detail, organizational abilities, and analytical/problem-solving mindset. Effective written and verbal communication skills with a professional demeanor for internal collaboration and external vendor/subcontractor interactions. Ability to work independently on assigned estimates while contributing effectively as part of a team. Commitment to accuracy, timeliness, and safety in a fast-paced preconstruction environment.
  • Physical Demands: Primarily hybrid remote/office-based with occasional job-site visits for project site walks; ability to walk active sites and lift light materials as needed.
  • Work Environment/Safety: Professional office with hybrid options and occasional active job sites; must adhere to safety protocols and wear required PPE when on-site-safety is our top priority and non-negotiable. This is a safety-sensitive position.
