We’re Hiring: Commercial Preconstruction Manager – Columbus, OH
Steiner Builders – a Steiner + Associates Company

Steiner Builders, a growing construction company backed by Steiner + Associates, is looking for a Commercial Preconstruction Manager to lead preconstruction efforts and manage select small projects. This role is a unique opportunity to combine estimating expertise with hands-on project leadership while working on high-profile retail, restaurant, and residential builds in Columbus.

What You’ll Do

  • Lead preconstruction efforts from conceptual design through GMP/contract execution.
  • Prepare conceptual budgets, quantity takeoffs, detailed cost estimates, and bid packages.
  • Oversee the bid process, including subcontractor solicitation, scope review, and proposal evaluation.
  • Identify long-lead items and create procurement strategies to mitigate risk.
  • Conduct constructability reviews and coordinate with design teams to resolve issues before construction begins.
  • Provide input on project phasing, logistics, and sequencing.
  • Lead preconstruction meetings and communicate progress, risks, and recommendations to leadership and stakeholders.
  • Support business development efforts, including client presentations and project pursuits.
  • Manage select small commercial projects (retail, restaurant, residential) from planning through closeout, including scheduling, subcontractor coordination, and client communication.
  • Ensure projects are delivered safely, on time, within budget, and aligned with company quality standards.

What We’re Looking For

✅ Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience)
✅ 7+ years of estimating and/or preconstruction experience in commercial construction
✅ Experience with retail, restaurant, and residential project types strongly preferred
✅ Proven track record managing preconstruction on projects ranging from $1M–$10M
✅ Ability to manage small commercial projects from start to finish
✅ Strong knowledge of construction means, methods, sequencing, and risk management
✅ Proficiency with estimating software (Sage, WinEst, OST, Bluebeam, etc.); Procore experience a plus
✅ Excellent communication, presentation, and leadership skills
✅ Strategic thinker who can manage multiple priorities in a fast-paced environment
