FREEPORT, FL.
The Construction Manager supports the organization's mission to provide superior quality, lasting value, and outstanding customer service through the day-to-day workflow processes on constructing homes and the business that affects Holiday Builders. The Construction Manager will be responsible for all daily duties that involve the oversight of successful and timely construction of homes. Homes may be under construction within a subdivision or scattered lot.
ESSENTIAL DUTIES AND RESPONSIBILITIES
  1. Oversee and manage the construction of homes. This includes all stages from clearing and preparation of jobsite to obtaining Certificate of Occupancy and home completion approval. In addition, performing Pre-Construction, Pre-Drywall meetings and New Home/Warranty Orientation with the customer.
  2. Ensure homes are constructed and completed per municipality codes, within company specifications and required timeframes.
  3. Adhere to company quality assurance policies and procedures for meeting minimum standards of home construction.
  4. Utilize and update ITK daily, the company's software, to manage job scheduling, document job progress and authorize payments for work completed.
  5. Oversee build schedules by communicating and/or following up with management and Trade Partners to ensure jobs are completed on time.
  6. Visit jobsites daily to ensure quality construction standards are performed, the use of proper construction techniques and to verify/enforce jobsite cleanliness.
  7. Inspect and enforce job site safety requirements.
  8. Assist with mentoring and training of Jr Construction Managers, as required.
  9. Manage customer service through the Holiday Builders warranty program, ensuring outstanding issues are completed in a timely manner and within company policy and procedures
  10. Develop and promote long-term positive relationships with internal and external customers, trade partners and industry associates.

QUALIFICATIONS
Education/Experience Required:
BS Degree in Construction Management or related field of study or equivalent experience
Minimum of 4 years of directly related experience
Skills/Abilities
Proficiency in Microsoft Office, to include scheduling and database programs
Homebuilding software experience preferred
Knowledge of construction practices and terminology.
Ability to read blueprints and other necessary construction documents
Requires ability to:
  • work in a fast-paced environment, be self-motivated, manage time effectively and able to prioritize
  • provide exceptional customer service
  • gather and summarize data for reports, find solutions to various administrative problems, prioritize work, and meet required deadlines
  • interact and communicate with individuals at all levels of the organization and general public, requiring excellent verbal and written communication skills.

  • Manage schedules with trade partners and subcontractors effectively

Physical Demands
  • Able to lift, push or move 10 to 25 pounds without assistance
  • Requires the ability to climb, stoop, kneel or crouch to gain access for home inspections.
