Job description

POSITION SUMMARY

McCarthy’s Industrial team is seeking a Preconstruction Director. The Preconstruction Director serves as a key member of the project teams, providing leadership and oversight of McCarthy’s preconstruction services for pursuits and projects, within the Power Market, from early pursuit through design phase, estimate development, commercial alignment, and transition into construction.  

This position would be one of the primary day-to-day contacts with the owner, design team, OEM partners, and key internal stakeholders during the preconstruction period.

RESPONSIBILITIES

  • Responsible for cost analysis and estimate coordination, as well as development and review of trade takeoffs and internal pricing. 
  • Lead conceptual and detailed estimates for self-perform and subcontracted work. 
  • Self-perform scopes of work include civil, structural, concrete, steel erection, carpentry, equipment installation, process piping, and related industrial / power scopes. 
  • Develop subcontractor bidding strategy, coordinate all bidding, and oversee subcontractor solicitation, bid leveling, scope review, and bid evaluation during the bidding process. 
  • Coordinate bid packaging efforts, process RFIs, and interface with the bidding community, design partners, vendors, and internal operations teams. 
  • Review drawings, specifications, OEM information, and project documents to understand scope, risk elements, constructability concerns, and commercial impacts. 
  • Review project documents for cost-effectiveness and suggest value alternatives where applicable. 
  • Participate in constructability, quality, and design coordination reviews. 
  • Review construction schedule assumptions and assist in preparing General Conditions and General Requirements. 
  • Manage and define major estimate assumptions, exclusions, clarifications, risks, and opportunities for the executive team and owner-facing deliverables. 
  • Perform productivity analysis of cost estimates, prepare contingency and escalation evaluations, and develop estimate reconciliations. 
  • Perform comparisons of scope, quantities, productivity, and cost data between projects and estimate iterations. 
  • Prepare management presentations, estimate basis narratives, and other preconstruction deliverables. 
  • Present deliverables to the owner in a complete and organized manner, consistent with McCarthy guidelines and owner requirements. 
  • Partner with operations, design integration, VDC, procurement, MEP, and functional team leaders to build an executable project strategy that aligns pricing, schedule, staffing, self-perform opportunities, and delivery approach. 
  • Facilitate core estimate and preconstruction meetings including kickoff meetings, document reviews, scope reviews, takeoff and line-item reviews, GC/GR reviews, estimate reviews, director summary reviews, and executive review preparation. 
  • Support development of staffing strategies, execution planning assumptions, and transition plans from pursuit and design phase into project execution. 
  • Build relationships with owners, subcontractors, vendors, design partners, and internal clients to maintain a strong market reputation for McCarthy and gain competitive advantage for future projects. 
  • Provide support to Business Development as necessary to build and maintain relationships with existing and prospective clients in the power market. 
  • Support capture planning, account planning, pursuit strategy, and go / no-go discipline in coordination with preconstruction leadership, business development, and operations leadership. 
  • Align and establish high-performing teams by connecting talent, resources, and leadership support for projects and business goals. Directs the development of managers and future leaders through coaching, delegation, and succession planning, while fostering accountability and trust through active participation in talent activities, talent reviews, and performance management.​
  • Attend industry events and represent McCarthy to the industry in a professional capacity.  

QUALIFICATIONS

  • Bachelor’s degree in Construction Management or Engineering, and / or 15+ years in preconstruction, estimating, design integration, construction management, operations, project delivery, or a related field

  • 5+ years of experience in a management capacity 

  • In-depth knowledge of construction principles and practices.  

  • Proven experience managing large-scale preconstruction efforts with emphasis on industrial, process, EPC, or power projects.  

  • Proven experience with self-perform disciplines including civil, structural, process mechanical, piping, and equipment setting preferred.  

  • Strong experience leading both self-perform and subcontracted estimating efforts.  

  • Experience dealing with subcontracts, subcontractors, vendors, OEM stakeholders, and design partners.  

  • Experience leading successful team efforts, including development of employees and maintaining relationships with internal and external partners.  

  • Able to manage multiple estimating teams and / or efforts concurrently.  

  • Self-starter and highly motivated.  

  • Excellent follow-up and open-issues resolution.  

  • Demonstrate behaviors consistent with McCarthy core values while maintaining a value-added approach to estimating and preconstruction.  

  • Ability to effectively communicate with, present to, build trust in, and influence others internally and externally.  

  • Proficiency in Building Information Modeling (BIM) and related estimating and preconstruction software programs.
