POSITION SUMMARY


As a member of the LE2CD Fulfillment Team, this position will be responsible for closing loans as well as Compliance/TRID Reviews. Review all loans to ensure TRID Compliance requirements are met. Close all loans according to the proper product type, investor, agency, and internal guidelines, processes, and procedures in an accurate manner within the time frames required in the legal documents, providing the highest level of customer service to every party involved in the transaction, both internally and externally.

ESSENTIAL JOB FUNCTIONS
  • Legal Compliance: Ensure all loans submitted for underwriting contain all disclosures required by MIG, investor, agency, federal, state, and regulatory guidelines, including full TRID Review of disclosures for each file received and disclosure of MIG docs on wholesale loans.
  • Provide every title company, processor, loan officer, or anyone associated with the closing process with the highest and most efficient level of customer service in the friendliest, most courteous, and helpful way possible.
  • Ensure all loans are closed in strict accordance with MIG, investor, agency, federal, state, and regulatory guidelines. Ensure all documentation obtained corresponds directly to the loan or product type chosen by the borrower.
  • Maintain open lines of communication with loan officer/processor teams to obtain loan status information. Immediately communicate any discrepancies to the appropriate party.
  • Review all LOS, Funding Summary, and loan approval data information, ensuring data and all related systems are reconciled, accurate, and corrected by appropriate parties when notified. This would include, but is not limited to: Lock-in, appraised value, loan-to-value, loan amounts, PMI rate, borrowers' names.
  • Verify address of property through information provided by processor in pre-close.
  • Review flood certification for required accurate data, zone classification. If flood certification is missing from the image system, contact the processor immediately to obtain it.
  • Issue accurate and complete closing instructions to title companies within guidelines. Instructions include professional, error-free, grammatically correct terms of the loan and specific performance required by title companies.
  • Review/Clear any PTC, PTC-MIG, or PTF conditions that pertain to Compliance or Closing. Work as a team with the Loan Officer/Processor to obtain clear conditions.
  • Ensure all data is completed in LOS and the funding summary (Wholesale Only) that directly affect reporting of daily shipping list closed loans, verbal VOE, and warehouse bank transmittal.
  • Promptly enter appropriate data into Funding Summary to calculate the correct funding check for disbursement (Wholesale Only).
  • Once the loan has disbursed, ensure the closing package arrives back to Closing in the required time frame. Act on any delays by contacting the title company to ensure the package will be delivered. Impose penalties when deemed necessary. Forward closed loan package to Post Closing Department.
  • Proactively provide or obtain any information requested by Post Closing to resolve any issue related to a closed loan file and ensure no delays are experienced in the shipping or post-funding of a loan to or by an investor.
  • Understand and adhere to all existing and/or changes to internal or external guidelines, processes and procedures.
  • Provide Quality Control with accurate and honest responses to any defect identified in a loan file and ensure the same defects are not repeated in future loan processing.
  • Perform the work of other LE2CD Team Members during scheduled and unscheduled absences.
  • Provide Correspondent Lending Management with suggestions and recommendations for process improvements. Proactively identify and research better ways to communicate internally and externally.
  • Participate in departmental projects as required.
  • Other duties as assigned.

  • Minimum of 2-3 years mortgage industry experience.
  • Closing and Compliance / TRID experience preferred.
