What we're looking for: 

Nexamp is looking to hire a Portfolio Operations Specialist. In this role, you will own the real estate and field execution spine of Nexamp's distributed generation portfolio from late-stage development through construction and into operations. 

This role is directly responsible for landowner communications, rent payment/tracking, creating purchase orders, lease amendment and easement execution, field coordination, tax filing administration, and Phase I ESA workflows, ensuring that every project has clean, financeable land rights and supporting documentation. By closing gaps on the ground and in the record, the Portfolio Operations Specialist protects project value, reduces closing and construction risk, and keeps projects within portfolios finance ready.

This role will be hybrid based out of our Boston office.

What you'll do:  

  • Serve as the primary day-to-day contact for landowners across assigned projects after transition to Nexamp Portfolio Operations, coordinating notices, consents, waivers, renewals, access requests, construction timing questions, and site-related issues; independently resolving routine matters; escalating material risks to the POM or Director; and maintaining accurate records in the designated system of record. 
  • Coordinate lease notices, memorandums, easements, and related real estate instruments required for permitting, financing, and construction, partnering with POM, Legal, outside real estate counsel, and CED to confirm templates, legal descriptions, exhibits, execution status, and recording requirements while interpreting lease and site-control requirements to identify documentation gaps, required actions, and appropriate escalation. 
  • Track site control, easement status, landowner communications, and project checklist items across assigned projects, proactively identifying documentation gaps, access issues, and risks that could impact financing or construction milestones, and recommending actions to maintain project readiness.

  • Support real estate and jurisdictional tax filing administration by gathering and submitting required documentation, tracking deadlines and filing status, maintaining audit-ready records for tax, lender, and compliance reviews, and identifying filing or documentation issues requiring follow-up. 
  • Manage Phase I ESA workflows across assigned projects, including consultant requests, site access, supporting documentation, status tracking, purchase order creation, final report storage, and reliance letter availability for financing and diligence stakeholders, while identifying issues that may affect project readiness and recommending appropriate next steps.
  • Maintain accurate real estate, easement, landowner, and Phase I ESA trackers, and partner with Portfolio Operations leadership, Transformation, and Data/Systems teams to strengthen data standards, improve workflow tracking, document repeatable processes, maintain organized project records, and recommend process improvements that reduce execution risk and improve portfolio readiness. 

What you'll bring: 

  • 2+ years of relevant experience
  • Bachelor's degree in Business, Real Estate, Environmental Science, Planning, Engineering, or a related field; or equivalent practical experience in real estate, development, or operations roles. 
  • Demonstrated experience coordinating multistakeholder workflows (internal teams, landowners, consultants, and counsel). 
  • Experience renewable energy development, construction support, real estate or land development, or environmental and permitting coordination is a plus.
  • Experience supporting easements, lease notices, or recording processes for infrastructure or renewable projects is a plus.
  • Exposure to Phase I ESA work, environmental due diligence, or permitting processes is a plus.
  • Experience with tax filing administration related to property, PILOTs, or jurisdictional site filings is a plus.
  • Familiarity with Salesforce, SharePoint, and project tracking tools is a plus.

Compensation

The reasonably estimated salary for this role at Nexamp ranges from $81,000 - $90,000. In addition to base salary, the competitive compensation package may include, depending on the role, participation in an incentive program linked to performance (for example, annual bonus programs based on individual and company performance, non-annual sales incentive plans, or other non-annual incentive plans). Additionally, you may be eligible to participate in the Company's stock option plan. Actual base salary may vary based upon, but is not limited to, skills and qualifications, internal equity, performance, and geographic location.
