Job Description:

Ryan Companies is hiring for an Asset Management Associate in our downtown Minneapolis office. The Asset Management Associate is responsible for supporting the oversight of commercial property portfolios to maximize financial returns and asset value. Expertise in financial modeling and property valuation is essential for managing the asset from completion to final disposition. This position encompasses supporting the Asset Management team in all activities including the preparation of quarterly comprehensive asset reviews for each property and forming investment strategies for leasing, refinance and sale. It also includes providing guidance for future development projects to help in underwriting new projects. This position also plays a critical role in bridging the analytical work of the analysts with the Director/VP asset managers.

The Asset Management Team has significant interaction with Ryan coworkers in the Ryan Investment Group (Capital Markets, Asset Management and Portfolio Management) as well as Ryan Developers, leasing brokers, property managers, partners and tenants. The Asset Management team is responsible for ensuring that the services delivered across our multiple platforms are consistent with Ryan's values and the highest level of customer services is provided for our properties.

Some things you can expect to do:

  • Manage the creation and modification of sophisticated financial models in Argus and Excel-often taking the lead on the model itself--ensuring accuracy and alignment with the project's investment strategy.
  • Coordinate lease NPV analysis and impacts on asset value and cash flow for all future lease transactions.
  • Working alongside Ryan's accounting team, lead the management of cash flow and property distributions to maximize investment returns.
  • Develop and manage capital improvement plans, including cost benefit analysis.
  • Provide leadership and direction to property managers (REM, RBS and outside companies). Review and approve operating budgets for properties. Review monthly property reports and cash flow forecasts; follow up with property accountant and operating partners on variances and other concerns.
  • Partner with Ryan Capital Markets to analyze, negotiate and execute loan refinancings or restructurings.
  • Partner with Ryan Portfolio Management to complete quarterly reforecasting of property investment returns and participate in quarterly reporting meetings with Ryan senior management.
  • Lead reporting and communications to Ryan JV partners. Assist with the preparation of investment letters and investment memorandums.
  • Manage due diligence coordination on sale assets. Assist with research tasks related to overview of competitive market and including rent and sale comparables within the portfolio's geographic area. Maintain current knowledge of industry trends and performance of comparable properties.
  • Provide guidance and mentorship to Capital Markets Analysts and Senior Analysts, reviewing their models and analysis.
  • Occasional overnight travel expected

To be successful in this role you will need to have:

  • Undergraduate degree
  • 4 - 8 years' experience as an analyst or senior analyst working for a commercial real estate development or investment firm. Asset management experience preferred, but not required.
  • Experience forecasting and modeling commercial real estate investments with strong working knowledge of fundamental valuation concepts. (Proficient in Excel; Argus experience is a plus).
  • Knowledgeable on the following aspects of real estate:
  • Organizational structures/Documents (LLC Agreements, Partnership Agreements)
  • Property Tax Assessment Process
  • Partnership Agreement and Structure
  • Management Agreements
  • Financing Structures/Loan Documentation

Compensation:

The annual base pay is $120,000 - $150,100. The base salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities. Position may be eligible for additional compensation that may include commission and/or an incentive program.
