Job description

Woodruff Property Management Company is seeking a skilled and dependable Maintenance Technician I to support property maintenance operations. This role is responsible for troubleshooting and repairing maintenance issues, performing unit turnovers, responding to service requests, and ensuring a safe and well-maintained community for residents.

Pay Range:  $25-$27/hr.

Key Responsibilities:

  • Prepare vacant apartments for new residents, including repairs, painting, and cleaning
  • Respond to resident maintenance and service requests in a timely manner
  • Diagnose and repair issues related to electrical, plumbing, HVAC, appliances, and interiors
  • Perform preventive maintenance on equipment and apartments
  • Identify and report potential liability concerns and safety hazards
  • Communicate with onsite staff, Property Managers, and Regional Managers as needed
  • Participate in the on-call rotation for after-hours and weekend emergencies
  • May assist in groundskeeping, trash removal, pool maintenance, housekeeping, or office support based on property needs
  • Use and maintain hand and power tools, Freon recovery machinery, air conditioning gauges, and vacuum pumps
  • Ensure compliance with company policies, safety procedures, and industry standards
  • May be required to work at multiple WPMC properties as needed
  • Perform additional maintenance and property support duties as assigned

Qualifications & Skills:

  • HVAC & EPA Universal certification required
  • 3+ years of maintenance experience in a large property or multi-site apartment community
  • Strong mechanical aptitude and problem-solving skills
  • Knowledge of plumbing, heating, air conditioning, construction, and electrical systems
  • Ability to work independently and as part of a team
  • Flexibility to work weekends, holidays, and emergency after-hours calls
  • Dependability and strong attention to detail
  • Reliable transportation to support property needs
  • Must pass a criminal background check and drug screening
  • Valid driver’s license with a clear Motor Vehicle Record

Physical Requirements:

  • Ability to lift and carry up to 50 lbs
  • Frequent bending, kneeling, stooping, and climbing ladders
  • Ability to work indoors and outdoors in various weather conditions
  • Use of hand and power tools for extended periods
