Position Description
- Full-time position available on or after October 5, 2026 for Facilities Administration.
Under general supervision, the Building Service Engineer independently performs ongoing maintenance and repair work on a wide range of systems, including heating, ventilation, air conditioning (HVAC), plumbing, electrical, refrigeration, mechanical, and water systems. The role involves diagnosing and repairing issues to ensure efficient system operation, while handling less sophisticated and comprehensive tasks on complex refrigeration and air conditioning systems.
- Job Duties
- Duties include but are not limited to:
- Operate, maintain, repair, and inspect heating, ventilating, air conditioning, refrigeration, and water systems and equipment.
- Test, adjust, and calibrate boiler and air conditioning machinery, as well as mechanical, electrical, pneumatic, and microprocessor control instruments.
- Repair and replace bearings, shafts, seals, rings, and electrical wiring.
- Install central system parts, such as gauges, valves, and pipes, using journey-level skills in one or more applicable trades.
- May rotate through various shift assignments for the operation, service, and repair of cogeneration equipment.
- Maintain and service tools and equipment used in the performance of duties.
- Maintain records and reports, estimate cost, time, and materials, and perform work in accordance with established safety procedures.
- Perform all work in accordance with established safety procedures, ensuring a safe and clean work environment.
- Use building automation systems to diagnose and troubleshoot problems in HVAC systems.
- Monitor building automation systems data and adjust systems to optimize energy usage.
- Respond to service requests to adjust air flow, temperature, and humidity balances in rooms, building areas, or entire buildings.
- Participate in the maintenance and operations of applicable heating and air conditioning systems and equipment.
- Test and chemically treat boiler, condenser, and cooling tower water, as well as water from other systems.
- Maintain swimming pools, ensuring proper treatment and functionality.
- Maintain, inspect, diagnose, and make emergency repairs to steam, natural gas, water, refrigerant, air, and oil distribution systems.
- May be required to obtain additional training and/or certification as part of professional development, based on department and/or campus needs, to stay current with industry standards.
- At the direction of appropriate administrator, may provide support to other areas as needed.
- The omission of specific statements of duties does not exclude them from the position if the work is similar, related or a logical assignment to this classification.

- Minimum Qualifications
- Education: None required.
Experience: Two years of journey-level experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems or the systems or the equivalent combination of formal course work in mechanical technology and hands‑on experience.
- Preferred Qualifications
- Possession of EPA Universal Certification in accordance with 40 CFR Part 82, Subpart F.
- 2 years related mechanical trades experience in a CSU or higher educational institution.
- Previous experience using Automated Logic Controls in the course of employment in the mechanical trades.
- 4 years experience in the operation, maintenance and repair of boiler, heating, ventilating, refrigeration and air conditioning equipment and systems.
- Completion of training or education related to HVAC.
- EPA Universal Certification
- Knowledge, Skills, Abilities
- Thorough knowledge of high and low pressure boilers, and heating, pneumatic, ventilating, air conditions, refrigeration and other mechanical equipment.
- Thorough knowledge of the methods, tools and materials used in the operation, maintenance and repair of such equipment.
- General knowledge of ventilation principles, thermal dynamics, and closed water systems. Working knowledge of energy management systems including the ability to understand and use system features.
- General knowledge of the applicable state and federal safety codes and regulations pertaining to mechanicaland HVAC systems.
- Ability to install, operate and repair HVAC equipment and systems.
- Ability to demonstrate a high degree of mechanical skill equivalent to journey-level in one or more related trades such as plumbing, pipe fitting, electrical, or air conditioning.
- Ability to read, interpret and work from blueprints, plans, drawings and specifications and make rough sketches. Ability to estimate cost, time and materials of mechanical work.
- Ability to maintain records and retrieve data related to work performed using manual and/or computerized record-keeping systems and prepare standard reports.
- Ability to provide instruction to unskilled and semi-skilled assistants.
- Ability to analyze and respond appropriately to emergency situations.
- Ability to read and write at a level appropriate to the position and perform arithmetic calculations as required by the position.
- A background check (which may include: fingerprinting, checks of employment records, education records, criminal records, civil records, motor vehicle records, professional licenses, and sex offender registries, as position requires) must be completed satisfactorily before any candidate can begin employment with the CSU.

- Salary Range
- Anticipated starting salary will be $6,492(step 5) – $7,168(step 10) per monthplus excellent paid benefits. Future increases, including step advancement, are subject to contract negotiations. Full range Salary will depend on the qualifications of the successful finalist. Full$5,998 (step 1) – $8,737(step 20) per month.
