Job description

The NorthPoint Development Internship Program is an 8–10 week experience designed to immerse students in the fast-paced world of real estate and development. The Development/Construction Management Intern will work on meaningful projects, gaining valuable exposure to the industry while building skills that will carry into their future careers.

What You'll Do

  • Collaborate with Development Managers, Construction Managers, Civil Engineers, Architects, Environmental Consultants, Utility Providers, and Municipal Agencies throughout all phases of industrial real estate development.
  • Assist with project due diligence by reviewing site constraints, zoning requirements, title reports, ALTA surveys, geotechnical reports, utility availability, environmental studies, and agency requirements to evaluate project feasibility.
  • Gain hands-on exposure to the California Environmental Quality Act (CEQA) process by supporting environmental consultants with technical studies, reviewing mitigation measures, tracking environmental commitments, and understanding how environmental compliance influences project design and permitting.
  • Assist with permitting efforts by coordinating grading, improvement, building, utility, and agency permits, tracking permit status, responding to plan check comments, and helping prepare agency submittal packages.
  • Assist in developing and maintaining project schedules by tracking critical entitlement, design, permitting, utility, procurement, and construction milestones.
  • Assist with contractor procurement by preparing bid packages, evaluating proposals, participating in scope reviews, and supporting contract administration.
  • Support construction administration efforts by tracking Requests for Information (RFIs), submittals, change orders, pay applications, field observations, punch list activities, and project closeout documentation.
  • Analyze project budgets, infrastructure costs, utility fees, development impact fees, and value engineering opportunities to understand how engineering decisions affect project economics.
  • Learn how NorthPoint delivers large-scale industrial developments by integrating engineering, environmental planning, municipal approvals, utility coordination, and construction execution into a successful development program.
