Job Description:

Maintenance Technicians are responsible for specific job responsibilities on various properties that are designated to them. They will perform a variety of duties in support of the maintenance and repair of municipal buildings, facilities, and grounds; performing a variety of semi-skilled and skilled building trade duties including carpentry, drywall, painting, plumbing, electrical, roofing and a variety of other building maintenance work; technicians will operate a variety of hand, power and shop tools; and performs related duties as assigned determining when and what kind of upholding is needed.

Responsibilities:

The maintenance technician duties typically include and without limitation:

  • Responsible for the completion of all maintenance service requests as assigned.
  • Monitor and maintain all building systems as assigned.
  • Maintain inventory controls for cost effective operations.
  • Diagnose problems, replace, or repair parts, test and make improvements.
  • Complete make-ready process of vacant spaces as directed by the Property Managers.
  • Coordinate special projects as directed by the Property Managers and Supervisors.
  • Carry company issued phone for on-call maintenance.
  • Assist in monitoring all work being performed by outside contractors.
  • Perform a variety of building trade duties including carpentry, painting, plumbing, electrical, drywall, roofing, and a variety of other building maintenance work.
  • Schedule and complete the "Property Inspection Sheets".
  • Ensure compliance of all work-related activities in a fair, ethical, and consistent manner.
  • Follow established company policies and those outlined in the Employee Guidebook.
  • Properly wear company issued uniforms.
  • Check and repair both indoor and outdoor lighting.
  • Conduct monthly exterior lighting inspections.
  • Perform concrete and asphalt repairs.
  • Parking lot repairs including but not limited to stripping parking stalls, repairing, or replacing ADA Signs, cleaning up trash in enclosure areas.
  • Fence repairs.
  • Installation of all types of hardware and equipment.
  • Maintain, flush and clear roof and storm drains.
  • Respond to tenant complaints.
  • Use a variety of hand and power tools, electric meters, and material handling equipment in performing duties.
  • Maintain the care and upkeep of equipment and tools.
  • Properly follow company and CAL/OSHA safety procedures. Bring problems to the attention of the Property Manager and HR Manager.
  • Possess excellent communication skills to communicate with tenants daily.
  • Provide excellent customer service.
  • Maintain required work records which includes filling out accurate timesheets daily for each property, logging in the hours of work, and clocking in and out on the company cell phone.
  • Consistent and high-quality work performance.
  • Always maintain professionalism.
  • Maintain integrity with company property and time.
  • Reports to work regularly and on time.
  • Takes direction and responds cooperatively to supervision.

Qualifications/ Skills:

  • Ability to solve problems quickly and efficiently.
  • Knowledge and ability to use basic office equipment and computer software, such as Microsoft Office Suite and Internet Explorer.
  • Excellent verbal, written and interpersonal communication skills.
  • Ability to manage one’s own time, multi-task and change priorities quickly.
  • Ability to work both independently and in a team environment.
  • Ability to perform high quality work.
  • Diagnose problems, replace, or repair parts, test and adjust.
  • Check and repair indoor and outdoor lighting.
  • Complete minor electrical and plumbing repairs.
  • Indoor/outdoor painting.
  • Concrete repairs.
  • Parking lot repairs: stripping parking stalls, repairing or replacing signs, cleaning trash in enclosed areas, watching for safety hazards.
  • Fence repairs. Installations. Respond to tenant requests.

Education: A minimum grade 12 education, post-secondary education a plus.

Job-Related Experience: Minimum of 2-5 years in building maintenance, 1-2 in commercial maintenance experience preferred.

Hours and Days of Work

This position is typically Monday through Friday however projects can be scheduled on Saturday and Sunday. Your schedule will be given to you by the Maintenance Manager. The shifts are 8 hours a day. It is required to take a half an hour lunch break that is unpaid and two ten-minute breaks that are paid.
