Job description

Position: Maintenance Technician
Gaines Investment Trust is seeking an experienced Maintenance Technician for our community in Irving, TX, The Winsted at Valley Ranch.
The Maintenance Technician is responsible for maintaining the property's overall condition, safety, and functionality while providing excellent customer service to residents.
Compensation:
$22-$26 per hour based on experience
Monthly performance bonuses
What You Will Do:
Complete routine and corrective maintenance in apartment homes and common areas, including plumbing, electrical, HVAC, appliance repair, and carpentry
Respond to service requests in a timely, professional, and resident-focused manner
Assist with apartment turns, including painting, repairs, and general preparation for new move-ins
Perform preventative maintenance and routine inspections
Maintain the appearance of the community by assisting with grounds and common area upkeep
Participate in the on-call rotation for after-hours maintenance emergencies
Communicate effectively with residents, office staff, and supervisors
What You Will Bring:
Minimum of 2 years of maintenance experience
Prior multifamily maintenance experience preferred
Hands-on experience in maintenance, construction, facilities, HVAC, or mechanical work
EPA certification preferred
HVAC certification required or in progress
Valid driver's license and reliable transportation
Ability to commute within 20-30 minutes of the property
Ability to follow directions and work independently
Ability to lift, carry, climb stairs, and work both indoors and outdoors
Strong work ethic, reliability, and communication skills
