These competencies ensure efficient property operations, tenant satisfaction, and maximized value for property owners.

Job description

Community Director | Perennial Properties

Atlanta, GA

About the Opportunity

At Perennial Properties, we donโ€™t just manage communitiesโ€”we build them.

We are a boutique, owner-operated firm managing Class A communities in some of Atlantaโ€™s most sought-after, BeltLine-connected neighborhoodsโ€”including Inman Park, West Midtown, and Old Fourth Wardโ€”where our teams have direct access to leadership and the ability to truly make an impact. This is an opportunity to take true ownership of your community, make strategic decisions, and directly impact both the asset and your career.

If youโ€™re a strong operator who knows how to drive performance, lead teams, and elevate the resident experienceโ€”this is your seat at the table.

Why Perennial?

  • Work with Class A communities across Atlanta
  • Direct access to ownership and executive leadership
  • Highly competitive salary + performance-based bonuses
  • Employee housing discounts (20%โ€“50%)
  • Incentco rewards program (Delta flights, Amazon, Best Buy, Princess Cruises & more)
  • Full benefits package (health, dental, vision, 401k, PTO)
  • Quarterly company events, happy hours & a strong team culture
  • Real growth opportunity within a fast-growing, boutique firm

What Youโ€™ll Do

  • Lead all on-site operations, including leasing, maintenance, financials, and resident experience
  • Drive occupancy, retention, and revenue through strategic execution
  • Hire, coach, and develop a high-performing team
  • Own your propertyโ€™s financial performanceโ€”budgets, expenses, and collections
  • Ensure compliance with policies, safety standards, and fair housing regulations
  • Build strong relationships with residents, vendors, and internal leadership
  • Maintain a best-in-class community through attention to detail and service excellence

What Weโ€™re Looking For

  • Proven leader who can motivate teams and drive results
  • Strong business acumen with the ability to manage budgets and performance metrics
  • Confident decision-maker who takes ownership and accountability
  • Professional, polished communicator with strong presence
  • Highly organized with the ability to manage multiple priorities
  • 2+ years of experience in multifamily property management or leadership
  • Experience with Entrata or similar systems is a plus

The Bottom Line

This is more than a property management roleโ€”itโ€™s an opportunity to lead, influence, and grow within a company where your performance is seen, valued, and rewarded.
