Part-Time Maintenance Technician

Reports To: Property Manager and/or Maintenance Supervisor
Position Summary
The Part-Time Maintenance Technician is responsible for assisting with the overall maintenance, repair, and appearance of the apartment community. This position helps ensure that apartments, buildings, grounds, and common areas are maintained in a safe, clean, and attractive condition while providing excellent customer service to residents.
Essential Duties and Responsibilities
  • Complete routine maintenance requests in a timely and professional manner.
  • Perform apartment turns, including repairs, painting, cleaning, and preparation for new residents.
  • Conduct preventive maintenance on building systems and equipment.
  • Troubleshoot and repair plumbing, electrical, HVAC, appliances, carpentry, drywall, flooring, locks, and other building components.
  • Maintain the cleanliness and appearance of the property, including common areas, sidewalks, parking lots, and landscaping.
  • Remove trash and debris from the property as needed.
  • Assist with seasonal maintenance, including snow removal, ice control, and storm cleanup when applicable.
  • Report safety hazards, code violations, or maintenance concerns to management immediately.
  • Assist with emergency maintenance situations after hours when requested.
  • Maintain maintenance logs and complete work orders accurately.
  • Ensure tools, equipment, and maintenance shop are kept clean and organized.
  • Follow all company policies, OSHA safety standards, and applicable federal, state, and local regulations.
  • Provide courteous and professional customer service to residents, vendors, and coworkers.

Requirements
Minimum Qualifications
  • Must be at least 18 years of age.
  • High school diploma or GED preferred.
  • One (1) year of maintenance experience in apartment communities, residential properties, hotels, or a related field preferred.
  • General knowledge of plumbing, electrical, carpentry, drywall repair, painting, appliance repair, and basic HVAC systems.
  • Valid driver's license with a satisfactory driving record preferred.
  • Ability to pass a background check and any pre-employment screening required by company policy.
Physical Requirements
This position requires frequent physical activity, including but not limited to:
  • Standing and walking for extended periods.
  • Bending, kneeling, squatting, crawling, climbing ladders, and working in confined spaces.
  • Lifting, carrying, pushing, and pulling up to 50 pounds regularly and occasionally more with assistance.
  • Operating hand tools, power tools, ladders, and maintenance equipment safely.
  • Working both indoors and outdoors in varying weather conditions, including heat, cold, rain, and snow.
Work Schedule
  • Part-time schedule of approximately 20-29 hours per week.
  • Schedule may include weekdays, weekends, holidays, and occasional evening hours.
  • Availability to respond to emergency maintenance situations when requested is preferred.
