Multi-Family Grounds and Interior Maintenance Technician Job Summary:
As a Multi-Family Grounds and Interior Maintenance Technician, you will be responsible for the upkeep and cleanliness of both the outdoor areas and the interior spaces of four multi-family residential buildings. This position requires a diverse skill set, including grounds maintenance, cleaning, and general property maintenance tasks. You will play a crucial role in ensuring a safe, pleasant, and well-maintained environment for residents and visitors.
- Must possess a valid driver's license and a vehicle capable of daily transport of maintenance tools, equipment, and materials between five property locations.
- Must be available to respond on-site to emergency lockout notifications in Ballard within 20 minutes if building manager is unavailable.
1. Landscaping and Exterior Cleaning:
- Maintain flower beds, shrubs, and trees.
- Prune and trim bushes and hedges.
- Remove weeds and maintain clean, well-defined planting beds.
- Monitor and maintain the irrigation system.
2. Exterior Cleaning and Maintenance:
- Perform routine inspections to identify and address issues, including painting, power washing, and repairs.
- Remove litter and debris daily.
- Empty outdoor trash cans and replace liners as needed.
- Assist with snow and ice removal during winter months.
- Roll dumpsters in and out for trash collection as required.
Interior Maintenance and Cleaning:

- Clean common areas, including hallways and lobbies.
- Vacuum, sweep, and mop floors.
- Dust and wipe surfaces.
- Clean windows, elevators, and doors.
4. Maintenance and Repairs:
- Assist with minor repairs, such as changing light bulbs, fixing minor plumbing issues, and addressing electrical problems.
- Report any major issues or needed repairs to the property manager or maintenance supervisor.
5. Safety and Security:
- Ensure that common areas are well-lit, secure, and free of safety hazards.
- Report any security concerns, vandalism, or issues to management.
6. Reporting:
- Maintain accurate records of maintenance and cleaning activities.
- Report supply needs and equipment issues to the supervisor.
7. Team Collaboration:
- Work closely with other maintenance staff and property management to coordinate tasks.
- Assist with other maintenance and property-related duties as required.
Qualifications:
- High school diploma or equivalent.
- Previous maintenance and cleaning experience in a multi-family residential setting preferred.
- Knowledge of common cleaning and maintenance techniques.
- Ability to operate maintenance and cleaning equipment and tools safely.
- Strong attention to detail and a commitment to high-quality work.
- Physical fitness and the ability to lift and carry heavy objects.
- Lift heavy loads up to 75 lbs.
- Frequently lift, carry, pull and push loads up to 100 lbs.
- Bend, stoop, kneel, stand, walking, reaching or squat for long periods of time.
- Ability to perform work from ladder/ step stool.
- Perform repetitive hand motions.
