Job description

Rutherford MHC Management is looking to hire a part-time Mobile Home Community Operations Relief to service a mobile home community in Riverside, California.
The Park Operations Relief is responsible for ensuring that the weekend day-to-day operations of the Manufactured Housing Park runs smoothly and efficiently. Including ongoing maintenance of a clean and well-run Park environment while fostering good will with the Community's tenants and owners in a professional manner. This position requires waiting to be reengaged availability throughout the weekend, and prompt response to any urgent or emergent issues that arise, in addition to standard tasks as outlined below. Park Operations Relief personnel are expected to work in cooperation with the onsite Community Manager and Maintenance Technicians as needed.
Essential Functions of the Job:
Visually inspect Park-owned facilities, amenities, common areas and equipment (clubhouse, swimming pool, spa, streets, signs, laundry, storage areas, Park-owned homes/home sites, Park-owned vehicles/equipment, etc. as applicable) to ensure they are in safe, clean, and operational condition.
  • Visually inspect Park utility systems, to include Park septic systems (if applicable), are working in a safe, operating manner, and alerting Management if required or emergency maintenance is indicated.
  • Troubleshoot urgent resident complaints concerning gas, electric, water and plumbing issues outside of the resident's Mobile Home.
  • Conduct routine inspections throughout the Park to ensure no vehicles or equipment are parked in the streets within the Manufactured Housing Park, amenities, common areas and equipment. Ensure any needed corrective action is taken.
  • Maintain clubhouse and pool operating hours, making sure the areas are open and closed as directed.
  • Have visibility within the Park during weekend hours, for resident contact as needed.

QUALIFICATIONS FOR OPERATIONS RELIEF
Prepared for the unexpected. Strong and effective operational and problem solving skills. Must have an ability to communicate clearly and effectively with co-workers, managers and residents.
Excellent project management skills; Ability to schedule and an understanding of laws and ordinances that are applicable to the Manufactured Housing Park industry. Computer literate. No prior property management experience necessary.
  • Attention to detail and neat penmanship.
  • Professionalism and a Customer Service attitude.
  • Normal range of hearing, vision, color discrimination and depth perception or proper operation of equipment.
  • Intermittent standing, bending, crouching, pushing/pulling, lifting/moving/ lifting and carrying a minimum of 50 lbs. (light to heavy weight material/equipment), climbing ladders/stairs.
  • Ability to use and comply with requirements to use appropriate safety equipment (e.g., back belts, goggles, masks, gloves, etc.).
  • Possession and maintenance of a valid driver's license.
  • Drive to purchase maintenance supplies at various maintenance supply stores from time to time.
  • Ability to be on an "on call" rotation for emergency service requests after hours and/or on weekends.
