Job description

Supervise the implementation of all property and equipment preventive maintenance
and repairs, monitor life safety systems and utilities and assist in the administration of
the division in compliance with all standards and local, state and
national codes and regulations to protect assets, guest and employees. To provide
clean and well-maintained rooms, public areas, and the exterior of the property as well
as perform preventive equipment maintenance. The following reflects the essential job
duties but does not restrict additional tasks that may be assigned. Duties of this job
may be changed at management's discretion.

Requirements::

Valid drivers' license to drive vehicle for errands and job duties
Good customer service skills
Ability to work independently and with others
Good communication skills
Excellent organizational skills to maintain linen closets and carts
Attention to detail
Ability to frequently lift/carry up to 15 lbs.
Ability to occasionally lift/carry up to 50 lbs.
Ability to multi task
Displays good initiative

Essential Duties include::

Implement and schedule property and equipment preventive maintenance programs in compliance with corporate/franchise standards and local, state and national codes and regulations to ensure safety, convenience and satisfaction of all guests, managers and employees, to protect the assets and maintain the property in first class condition
Implement preventative maintenance program for all areas etc. according to established standards to include the maintenance of proper records
Prioritize, schedule and complete daily room repairs (repair/work orders) to ensure customer satisfaction, safety, and convenience
Maintain log of all repair items requiring outside service
Troubleshoot and repair malfunctions in mechanical/electrical systems and equipment through the property
Service the pool, including adjusting chemicals and maintaining documentation, cleaning filters and monitor pool and chemical readings daily
Remove all debris from public areas and empty all trash receptacles daily or more frequently if necessary.
Test and examine the life safety systems to ensure they are 100% operational at all times to protect the assets, guests, and employees
Monitor expenses and help to ensure budget goals are met
Assist in the administration of the division by preparing and maintaining schedules, logs, records and other documentation to ensure a smooth operation and minimize liabilities
Maintaining and landscaping of exterior property
Respond and comply with all guest requests, issues and problems to ensure guest satisfaction
Assist guests in emergency situations
Attend and participate in all mandatory trainings
Flexible with schedule and assignments
Maintain effective performance under pressure
Follow guest requests, ie do not disturb signs
Acknowledge and greet guests in public spaces
May perform similar duties, special projects or other responsibilities as requested by supervisor
