Job Summary
Property Management firm specializing in the operation of senior housing seeks individual to assume the role of the Maintenance Technician at one of a 55-unit property located in Forest Park. Position requires considerable interaction with residents and service contractors. Must be available to work on call for after-hours emergencies. 20-25 hours a week. Specific hours flexible.
Responsibilities
· General Maintenance & Repairs
· Perform routine inspections of building systems, common areas, and vacant units.
· Diagnose, troubleshoot, and repair plumbing, electrical, HVAC, appliances, and structural issues.
· Respond promptly to maintenance requests and emergency repairs from residents.
· Replace filters, light bulbs, locks, and other building components as needed.
· Patch walls, paint surfaces, repair flooring, door hardware, and trim work.
· Other duties as assigned.
Janitorial & Building Cleanliness Duties
· Maintain cleanliness of common areas, including hallways, stairwells, lobbies, laundry rooms, offices, and community spaces.
· Sweep, mop, vacuum, and sanitize floors and surfaces as required.
· Clean and disinfect restrooms, kitchens, and shared facilities.
· Remove trash and recycling from common areas and maintain dumpster enclosures.
· Clean windows, doors, baseboards, handrails, and fixtures in shared spaces.
· Monitor and restock janitorial supplies such as paper products, soap, and cleaning materials.
· Address spills, hazards, and unsanitary conditions immediately to ensure safety.
· Prepare buildings for inspections, tours, and move-ins by ensuring a clean appearance.
Preventive Maintenance
· Conduct scheduled preventive maintenance to reduce equipment breakdowns.
· Test, service, and maintain HVAC systems, boilers, water heaters, and other major equipment.
· Inspect fire extinguishers, smoke detectors, and emergency lighting.
· Ensure roofs, gutters, drains, and exterior areas remain in proper working conditions.
Building & Grounds Upkeep / Exterior Maintenance
· Maintain exterior cleanliness, including walkways, parking areas, entryways, and outdoor common spaces.
· Perform seasonal duties such as snow removal, ice control, and seasonal preparation, salting walkways preparation.
· Ensure proper trash & recycling management and upkeep of dumpster areas.
· Maintain amenities to ensure all areas are clean and free of debris such as fitness center, laundry room, common areas, community room kitchen, and library.
· Ensure outdoor trash areas are clean and orderly.
Inventory & Equipment
· Monitor and maintain tool and equipment inventory.
· Order and stock replacement parts and supplies.
· Ensure proper use and storage of tools/equipment.
· Maintain safety equipment and PPE for all maintenance activities.
Safety & Code Compliance
· Ensure compliance with local building codes, health standards, and safety regulations.
· Adhere to OSHA guidelines and property-specific safety policies.
· Demonstrate safe work practices to reduce risk of accidents.
· Participate in safety training and emergency preparedness.
Special Projects & Renovations
· Perform unit turnover cleanings and preparations.
· Perform remodels, upgrades, and renovation work under supervision.
· Coordinate with contractors and vendors when required.
· Paint, refinish, or upgrade common areas and community facilities.
· Participate in pre-planned property improvements.

    · Knowledge of boilers, HVAC, plumbing, carpentry, mechanical systems, and electrical repair.
