Job description

PrimeSites is seeking an experienced Maintenance Technician to join our growing team. This position is responsible for maintaining the physical condition, safety, and appearance of our apartment communities while delivering exceptional customer service to residents.


This is not an entry-level maintenance position. The Maintenance Technician II is expected to independently diagnose, troubleshoot, and complete a wide range of repairs while maintaining high standards of quality, safety, and resident service.


Key Responsibilities

  • Complete service requests and work orders in a timely, professional manner.
  • Prepare apartments for new residents, including all repairs, maintenance, and quality inspections necessary to meet company standards.
  • Diagnose and repair HVAC systems, appliances, plumbing fixtures, electrical components, and other building systems.
  • Perform preventative maintenance to minimize equipment failures and extend asset life.
  • Respond promptly to resident maintenance requests while providing excellent customer service.
  • Identify and report property deficiencies, safety hazards, and capital improvement needs.
  • Participate in an on-call rotation and respond to after-hours emergencies as required.
  • Maintain accurate records of completed work orders and maintenance activities.
  • Ensure company vehicles, tools, and equipment are maintained in a safe and organized condition.
  • Assist with snow removal as needed.


Required Qualifications

  • Minimum of 3-5 years of maintenance experience in multifamily housing, residential, commercial, or related maintenance fields.
  • EPA Section 608 HVAC Certification required.
  • Demonstrated experience diagnosing and repairing HVAC systems.
  • Experience troubleshooting and repairing residential appliances, including refrigerators, ranges, dishwashers, and laundry equipment.
  • Working knowledge of plumbing, electrical, drywall, painting, carpentry, and general building maintenance.
  • Valid driver's license with a satisfactory driving record.
  • Ability to work independently and manage multiple priorities.

  • Ability to lift up to 75 pounds and perform physical tasks including climbing ladders, kneeling, bending, and working in various weather conditions.
  • Must provide three professional references.
  • Successful completion of a criminal background check.
