Job Description

Vanir PNW seeks a Senior Project Manager to lead project management activities for K12 new construction and renovation projects. The role supports all project phases, ensuring compliance with contract documents, schedule, budget, and quality requirements. Reports to the Project Director and may supervise administrative staff, project engineers, and assistant CM/PM personnel. Position may be required to travel to other projects throughout the state of WA.

Projects are located throughout Tacoma (Pierce County), Seattle (King County and Port of Seattle), and Clallam County.

Responsibilities will include providing the planning, coordination and direction for project management activities during all phases of projects to ensure they are on time, within budget and schedule, cost controlled, and project performance to ensure the requirements for the contract. Maintain management and project facilitation for successful completion and compliance with contractual, owner and Vanir requirements

Essential Duties & Responsibilities: 

  • Lead planning, coordination, and execution to meet scope, schedule, budget, and quality goals
  • Serve as primary liaison with school districts, design teams, contractors, and public agencies
  • Develop project procedures and support contract administration and A/E coordination
  • Oversee cost management, scheduling, change management, risk mitigation, and project controls
  • Manage design coordination, constructability reviews, bid phases, and project meetings
  • Track progress against milestones and KPIs; provide status reporting
  • Ensure compliance with safety standards, codes, permits, and agency requirements
  • Supervise, mentor, and develop PMs, Assistant PMs, CMs, and project staff
  • Support project closeout and owner turnover

Minimum Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field or 7+ experience in the industry in lieu of a degree
  • 5+ years of project management experience with senior-level oversight
  • K-12 project experience (planning, design, and construction) required
  • Experience with public agencies and school districts required
  • Experience with procurement (RFPs, RFQs, bid evaluations)
  • Strong leadership, communication, and organizational skills
  • Experience in project accounting, cost management, and administrative functions
  • Knowledge of construction contracts, drawings, estimates, and specifications
  • Experience managing design phases (user groups, constructability, specifications)
  • Ability to manage deadlines, resolve issues proactively, and track to completion
  • Experience with local permitting authorities and change order negotiation
  • Proficiency in Microsoft Office and CM tools (Bluebeam, Procore, Prolog, Primavera)
  • Experience with project controls, estimating, cost control, and scheduling

Preferred Qualifications

  • School district bond program experience
  • Professional license (Architect, Engineer, or General Contractor)
  • PMP certification (or willingness to obtain)
  • Design-build experience; DBIA certification (or willingness to obtain)
