Job Title: Project Manager
Supervisor: Project Executive
Summary: As a Project Manager your main responsibility is to organize and lead mid-to-large-scale commercial projects. Our project focus includes ground up construction of commercial, multifamily residential, medical, religious, and education buildings. A Project Manager at Catalyst oversees project schedules, budgets, and financials. This includes developing and maintaining financial projections. You would also be working to cultivate client engagement and build trust through the construction cycle. The ideal candidate demonstrates resourcefulness, a focus on clients, and commitment to their responsibilities. Project managers are expected to improve their problem-solving abilities and adapt to working in a fast-paced environment. This position may require travel to job sites in both Wisconsin and Illinois.
Responsibilities/Duties:
Project Management - 90%
  • Organize and lead multiple mid-to-large-scale construction projects simultaneously. Building types may include commercial, multifamily residential, medical, religious, or education projects
  • Manage project schedule in coordination with the field team to include architectural deliverables, client deliverables, subcontractor deliverables, and critical path timelines.
  • Develop project schedule with input from the field team. Manage and monitor adjustments and communicate changes appropriately
  • Manage project financials to include cost to date, cost to finish, and monthly cashflow estimates.
  • Review and approve monthly subcontractor invoices and partner with accounting to create monthly owner pay app. Utilize accounting software for budget and billing tracking and forecasting
  • Partner with preconstruction team to finalize budgets, analyze site constraints, and manage preconstruction deliverables prior to construction starting
  • Manage project subcontractor selection and buy out process. Review subcontractor quotes for scope alignment and appropriate qualifications
  • Issue subcontracts and review mark-ups
  • Partner with project coordinator to manage project documentation to include building plans, subcontracts, COI's, submittals, purchase orders, RFI's, change orders, permits, meeting minutes, communication documentation, and any other aspect to ensure complete project documentation
  • Partner with Project Superintendent to execute all construction phases, including site visits
  • Run OAC meetings and attend additional meetings as needed
  • Provide clients with project updates regularly
  • Oversee close out process to include punch lists, O&M manuals, owner training, owner occupancy, and final subcontractor payments
  • Participate in business development initiatives to maintain and promote high-contact client relationships
  • Manage exemplary standards of quality, risk, safety, and compliance on and offsite
  • Attend meetings and trainings as assigned
  • Complete projects as assigned
  • Train and mentor new employees and be an ambassador of Catalyst Construction
  • Participate in the peer review process during annual compensation and performance reviews

Requirements
  • 4-6 years' experience within Construction Management; commercial experience preferred
  • Bachelor's degree in construction management, Civil or Architectural Engineering preferred, equivalent experience will be considered
  • Experience interacting with clients as well as subcontractors through the construction cycle
  • Ability to build lasting relationships with internal teammates, external partners, and company clients
  • Ability to effectively manage time and pay close attention to details
  • Exceptional written and verbal communication skills
  • Advanced knowledge of construction management processes and methods
  • Advanced knowledge of building products, construction details, and all safety regulations
  • Advanced level understanding of Microsoft Office, Procore, Microsoft Project, and other PM software
  • Self-motivated professional with the ability to work independently and as part of a team
  • Regularly required to move, sit, and bend for various hours throughout the day
  • Travel to job sites in Wi and IL may be required.
  • Occasionally may need to travel and visit sites inclement weather
