Job description

Part-Time PM Overnight Maintenance Technician
Unicoi State Park & Lodge � Where the Mountains Meet Meaningful Work
Looking for a hands-on role where your skills keep everything running smoothly while the rest of the world sleeps? Join our team as a Part-Time PM Overnight Maintenance Technician and play a key role in maintaining a beautiful mountain property while delivering a seamless guest experience.
This is a great opportunity for someone who enjoys independent work, problem-solving, and making a visible impact every shift.
What You'll Do
As part of our overnight maintenance team, you'll be the go-to person for keeping the property safe, functional, and guest-ready.
  • Respond to maintenance requests across the property in a timely manner
  • Perform basic repairs in electrical, plumbing, carpentry, mechanical, and painting
  • Conduct overnight rounds to identify and address safety concerns or maintenance needs
  • Support and execute the preventive maintenance program for guestrooms, public spaces, and equipment
  • Troubleshoot and resolve issues to ensure guest satisfaction
  • Assist with special projects and repairs as assigned by the Chief Engineer
Hands-On Responsibilities
You'll get a variety of work that keeps every shift different:
Electrical
  • Replace switches, outlets, ballasts, and small motors
  • Reset breakers and use testing equipment

Plumbing
  • Clear drains, repair leaks, replace valves, seals, and fixtures
  • Work with various piping systems

Preventive Maintenance
  • Maintain HVAC systems (filters, belts, lubrication, inspections)
  • Monitor kitchen and laundry equipment
  • Perform routine guestroom inspections and repairs
  • Test emergency generator and maintain building systems

General Maintenance
  • Repair locks, assist with key control
  • Maintain public areas and guestrooms
  • Support larger repair projects with the engineering team
What We're Looking For
  • MUST HAVE HVAC KNOWLEDGE/EXPERIENCE
  • Basic knowledge of electrical, plumbing, and general maintenance work
  • Ability to work independently overnight and prioritize tasks
  • Strong attention to detail and safety awareness
  • A team player with a positive, guest-focused attitude
  • Reliable, organized, and comfortable handling a variety of tasks
  • Previous maintenance or hospitality experience is a plus
