Summary/Objective

The Per Project Project Manager is responsible for overseeing the full lifecycle of assigned retail construction projects—ensuring completion on time, within budget, and in alignment with company standards. This role requires extensive travel, with frequent overnight stays.


Essential Functions

  • Manage multiple retail construction projects from initiation through close-out.
  • Define project scope, goals, deliverables, and timelines.
  • Oversee all phases of development including entitlement, design, permitting, bidding, contracting, construction, store turnover, and project closure.
  • Coordinate with internal teams, consultants, contractors, vendors, and developers.
  • Develop and manage budgets, schedules, and forecasts.
  • Review contracts, administer change orders, and ensure quality control.
  • Monitor progress and report project status, risks, and resolutions.
  • Utilize web-based project management tools for documentation and tracking.
  • Oversee logistics and material sourcing, ensuring timely delivery to project sites.
  • Resolve material sourcing issues and communicate delays or risks proactively.
  • Manage inbound logistics from supplier to distribution center to store.
  • Perform on-site assessments, which may require ladder climbing and rooftop access.
  • Represent the company professionally and deliver exceptional client service.

Qualifications:

  • Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred.
  • Minimum of 2+ years of experience managing retail or large-format (big box) construction projects.
  • Proficient in Microsoft Office (Excel, Word, PowerPoint, Outlook).
  • Skilled in web-based project management systems.
  • Strong written and verbal communication abilities.
  • Excellent time management and multitasking skills.
  • Ability to operate tablets for live data collection in the field.

Work Environment

This position involves working outdoors in a variety of weather conditions, including extreme heat, cold, rain, and snow. Travel to onsite work locations is required, both within the state and occasionally out of state. Reliable transportation and flexibility with travel schedules are essential. All necessary safety equipment and training will be provided to ensure a secure and productive work environment.

The environment also involves:

  • Exposure to construction environments with mechanical parts, fumes, and elevated areas.
  • Moderate noise levels typical of active construction sites.
  • Compliance with all safety regulations is mandatory.

Physical Demands

  • Ability to sit, stand, and walk for long durations (up to 8 hours a day).
  • Regularly climb ladders and stairs, including vertical access to rooftops.
  • Bend, kneel, crawl, and access tight spaces as needed.
  • Lift or move objects up to 40 pounds.
  • Use hands for handling, reaching, and operating field equipment.
  • Visual requirements include close, distance, peripheral, and depth perception.
