Facility Services, Inc. (FSI) is seeking an experienced Assistant Contract Maintenance Manager / Service Order Manager (ACMM/SOM) to help lead operations and maintenance for a highly specialized healthcare and research facility. This leadership role combines facility operations, service order management, construction project oversight, and customer partnership—all while supporting an important government mission. The ACMM/SOM must have a solid understanding of mechanical systems and building infrastructures, including HVAC, plumbing, and electrical systems commonly found in healthcare and research facilities.

What You'll Do

As the Assistant Contract Maintenance Manager and Service Order Manager, you'll serve as the primary operational leader during the Contract Maintenance Manager's absence and oversee all corrective maintenance and service order activities. You'll coordinate maintenance operations, manage facility improvement projects, and ensure contract performance exceeds customer expectations.

Key Responsibilities
  • Serve as the acting Contract Maintenance Manager when required.
  • Lead and supervise corrective maintenance operations and service order execution.
  • Direct daily operations for a diverse workforce responsible for maintaining complex healthcare and research facilities.
  • Manage Sustainment, Restoration, and Modernization (SRM) projects, funded task orders, and IDIQ construction projects.
  • Develop project schedules, staffing plans, budgets, and resource allocations.
  • Lead pre-construction meetings and coordinate with Government representatives, facility managers, contractors, and end users.
  • Review service order scopes, estimates, schedules, and project plans.
  • Coordinate subcontractors and vendors while monitoring project performance.
  • Track project progress to ensure work is completed safely, on schedule, and within budget.
  • Provide technical guidance on facility maintenance, construction, and infrastructure improvements.
  • Ensure compliance with contract requirements, security procedures, and Government regulations.
  • Maintain required reports, documentation, permits, and project records.
  • Ensure employees receive required training, certifications, and licensing before performing assigned work.
  • Protect Government property and ensure compliance with all applicable Security Control Plans.
  • Respond to customer requirements and contract modifications throughout the life of the contract.
  • Prepare and submit monthly service order and project status reports.
  • Participate in meetings with Government leadership and stakeholders as required.
  • Support after-hours emergency response operations when needed.
What We're Looking For

We're seeking a proven leader with strong experience managing healthcare facilities maintenance, construction projects, and technical teams.

Required Qualifications
  • Minimum 5 years of healthcare or medical research facilities operations and maintenance experience.
  • Demonstrated supervisory experience leading maintenance personnel responsible for facility systems and infrastructure.
  • Experience managing service orders, maintenance operations, or construction projects.
  • Strong project management and organizational skills.
  • Excellent communication and customer relationship skills.
  • Experience coordinating subcontractors, vendors, and multiple stakeholders.
  • Working knowledge of:
    • Healthcare facility operations
    • Facility infrastructure systems
    • Construction and renovation projects
    • Government contract performance
  • Valid driver's license with an insurable driving record.
  • Ability to successfully pass a background investigation and obtain and maintain a NACI/LAC security clearance.
Preferred Qualifications
  • OSHA 10-Hour General Industry Certification
  • OSHA 30-Hour Safety amp; Health Certification
  • Working knowledge of:
