Job description

Residential Maintenance Technician
Paths is a full-scale, vertically integrated affordable housing developer, builder, and operator. With over 16,000 units across 13 states under management and more than 600 employees, Paths manages a suite of capabilities spanning the entire property management life cycle, including: development, construction, property management, maintenance, and security.

Summary: We are looking for a professional Handyperson with residential building maintenance skills to assist with the day-to-day maintenance, repair, and efficient operation of all building systems and equipment. This position will coordinate and complete all requested work, assign priorities, and follow up on completion.

Classification: Non-exempt (eligible for overtime); Non-Union
Location: Belton, TX 76513

Essential functions/Responsibilities: duties include but are not limited to the following

  • Performs routine maintenance work and makes repairs to properties as needed, including plumbing, carpentry, painting, plastering, electrical, appliances, and general building repairs
  • Troubleshoots and performs basic residential HVAC/A/C repairs and preventive maintenance
  • Assists with apartment make-readies and unit turns, including identifying needed repairs and completing work efficiently without sacrificing quality
  • Works closely with the Property Manager and Superintendent to coordinate tasks and priorities
  • Coordinates with tenants to set times to access apartments and complete repairs
  • Responds to and efficiently manages incoming service requests and work orders
  • Performs repairs to walkways, exteriors, common areas, and other property areas as needed
  • Completes drywall, painting, fixture, cabinet, flooring, and other repair work associated with unit turns and general property maintenance
  • Tracks time, documents work performed, and logs completed activities for each job
  • Uses e-mail, text messages, mobile apps, and work-order systems for business purposes
  • Completes renovation projects as needed
  • Performs high-quality work with attention to detail
  • Maintains a safe, clean, and organized work area
  • Participates in an on-call rotation with the Superintendent to respond to tenant requests and after-hours emergencies, with compensation provided in accordance with Company policy

Requirements:

  • Minimum 2 years of experience with a successful track record as a Maintenance Technician, Handyperson, or in a similar residential building maintenance role
  • Residential or multifamily maintenance experience strongly preferred
  • Experience with apartment make-readies and unit turns preferred
  • Hands-on residential HVAC/A/C troubleshooting and repair experience preferred
  • EPA 608 certification preferred
  • Experienced and knowledgeable in construction and maintenance
  • Able to handle a wide variety of repairs, including painting, carpentry, plumbing, electrical, appliances, drywall, fixtures, and general building maintenance
  • Good troubleshooting and problem-solving skills
  • Able to work independently, manage competing priorities, and remain productive with limited supervision
  • Good communication skills to communicate effectively and professionally with tenants, coworkers, vendors, and management
  • Comfortable working inside occupied apartments and providing respectful resident service
  • Good at using e-mail, text messages, computers, tablets, and mobile apps for business purposes
  • Experience using an electronic work-order or property management system preferred
  • Thorough understanding of safety hazards and proper use of tools, equipment, cleaning products, and sanitizing solutions
  • Must have a High School Diploma or equivalent
  • Must have a valid driver's license and reliable transportation to travel to the property and other locations where applicable
  • Must have own basic hand tools required to perform general maintenance duties
  • Must be able to participate in an on-call rotation

Pay Range: $18.00 - $21.63 per hour
