As a Service Technician - Union with Hines, you will perform the following duties under the direction of the community's Service Supervisor. Responsibilities include, but are not limited: 

  • Complete assigned maintenance work orders generated from requests for service in a timely manner
  • Oversee the property grounds and other amenities by performing general cleaning such as trash and debris disposal, pressure wash breezeways and pool areas, and painting curbs and signage as needed
  • Be proactive in diagnosing the issues with the property and provide solutions that are in accordance with established Willowick policies, standards, and code requirements
  • Identifies areas for improvement and provides suggestions to improve overall efficiency and productivity
  • Prepare vacant apartment homes for leasing and new move-ins via inspection, identify what requests are needed, scheduling with contractors and vendors as needed, and complete all maintenance tasks
  • Repairs on toilet facilities including soap dispensers
  • Clearing drains by means of plunger and handheld auger
  • Perform general labor, such as carrying, stacking, and sorting of materials used in and around the job site, as well as debris removal
  • Using Employer supplied vehicle, travel for parts and supplies
  • Repairs on registers and radiators
  • Minor repairs on furniture and floors
  • Maintaining and/or replacing door hardware
  • Repair of floor maintenance equipment and venetian blinds
  • Maintenance painting in equipment rooms, cooling towers and other touch up in building facilities
  • General cleaning in mechanical spaces and perimeter induction units
  • Clean up job site and equipment by means of vacuum, mop, broom, floor scrubber, waxer, steam cleaner, high pressure spray cleaner, as well as other types of cleaning devices or equipment
  • Cleaning and painting of non-operating mechanical equipment which has been shut down, locked out and tagged by a Journeyman Engineer in accordance with A1iicle XXI - Safety Lockout Program
  • Miscellaneous handyman work requiring the limited use of hand tools

Other duties without direct supervision

  • Cleaning roof drains, air vents, registers and radiators
  • Replacing lamps and cleaning light fixtures
  • Maintenance of toilet facilities, excluding energized systems
  • Replacing ceiling tiles not affecting fire sprinkler systems and other energized systems
  • Minor repairs of furniture and floors
  • Replacing air filters
  • Cleaning of engineering shop areas
  • Replacing fire extinguishers
  • Hanging framed objects not requiring the use of power tools other than cordless drill/drivers

Minimum Requirements include:

*Candidates must be Union Members or willing to become Union Members. This includes obtaining/holding a BOMA certification*

  • High school diploma or equivalent from an accredited institution preferred
  • Two or more years of property maintenance or related industry experience
  • General knowledge of plumbing, electrical, general carpentry, HVAC, and appliances
  • EPA Certification Strongly Preferred – we can certify as needed
  • Excellent interpersonal and communication skills
  • Attention to detail, organization, and strong multitasking abilities
  • Compensation: $26/hr - $27.50/hr
