Operating Engineer 2 - JLL

What this job involves: The Operating Engineer 2 is responsible for operating, maintaining, troubleshooting, and repairing critical facility systems equipment in a commercial or industrial environment. This role supports safe, efficient, and reliable building operations through specialized expertise in HVAC, electrical, and plumbing systems while maintaining flexibility across multiple maintenance disciplines. The position plays an important role in minimizing downtime, supporting energy efficiency initiatives, and ensuring all building systems operate at peak performance through preventive maintenance and rapid response to operational issues.

What your day-to-day will look like:

  • Operate, maintain, troubleshoot, and repair HVAC, refrigeration, electrical, plumbing, and mechanical systems across the facility.

  • Diagnose equipment and system issues using Building Automation Systems (BAS), schematics, blueprints, pressure readings, and airflow measurements.

  • Perform preventive maintenance on HVACR systems, chillers, boilers, compressors, pumps, and related building equipment to maximize operational efficiency.

  • Support electrical maintenance activities including low and medium voltage systems, lighting systems, and power distribution equipment while following all safety protocols.

  • Complete repairs and maintenance for plumbing systems, automatic doors, gates, fire safety equipment, eyewash stations, and material handling systems.

  • Conduct daily inspections and startup procedures for critical building systems including fire pumps, water heaters, elevators, and boilers.

  • Maintain accurate maintenance records within CMMS and PM systems while responding to emergency maintenance requests and supporting facility operations as needed.

Required Qualifications:

  • U.S. Citizenship and a valid driver's license.

  • High School diploma or GED equivalent with two years of trade school education focused on electrical systems, refrigeration, or HVAC.

  • Universal CFC Technician Certification.

  • Minimum of 3 years of experience in commercial, industrial, or manufacturing maintenance environments supporting HVAC, plumbing, electrical, or general building systems.

  • Minimum of 2 years of experience utilizing CMMS, preventive maintenance software, and Building Automation Systems (BAS).

  • Working knowledge of RTU monitoring, troubleshooting, and performance evaluation.

  • Ability to lift up to 50 pounds and work in fast-paced or emergency conditions.

Preferred Qualifications:

  • Experience working in manufacturing or industrial facilities.

  • Ability to read and interpret blueprints, technical manuals, schematics, sketches, and work orders.

  • Strong troubleshooting and diagnostic skills related to HVAC and building automation systems.

  • Strong verbal and written communication skills.

  • Knowledge of preventive maintenance best practices and safety procedures.

  • Ability to manage multiple priorities and respond effectively to operational demands.

  • Flexibility to work varying schedules, including weekends or alternate shifts as business needs require.

Location: Costa Mesa, California

Work Schedule: This position supports a 24/7 operation, with opportunities available across multiple shifts:

  • First Shift: 7:00 AM - 3:00 PM

  • Second Shift: 3:00 PM - 11:00 PM

  • Third Shift: 11:00 PM - 7:00 AM

Candidates should be flexible to support assigned schedules, including potential weekend coverage based on business needs.

Compensation: Hourly pay range: $43.26 - $48.07 per hour

This position does not provide visa sponsorship. Candidates must be authorized to work in the United States without sponsorship.

Estimated compensation for this position:

90,000.00 - 100,000.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
