Project Manager – High-End Commercial & Residential Construction in NYC

Location: New York, NY

Job Type: Full-Time

Compensation: $115,000–$135,000 per year, with annual bonus potential

Project Scope: High-end commercial, residential, hospitality, retail, and office construction projects

Work Setting: Primarily office-based with field visits as needed


The Opportunity

Nicon Build is seeking an experienced Project Manager to lead high-end commercial and residential construction projects throughout New York City and the greater tri-state area.


This role is ideal for a highly organized construction professional who can manage schedules, budgets, subcontractors, documentation, client communication, and field coordination with confidence. The right candidate will be comfortable working on boutique, high-profile projects where professionalism, attention to detail, and follow-through matter.


You will work closely with ownership, field teams, subcontractors, clients, and project stakeholders to ensure projects are delivered on time, on budget, and to Nicon Build’s quality standards.


How You Will Make an Impact

  • Manage day-to-day project workflows from preconstruction through closeout.
  • Oversee RFIs, submittals, change orders, approvals, and official project documentation.
  • Track project budgets, field work, pricing updates, and proceed work to support financial accuracy.
  • Coordinate with superintendents, subcontractors, vendors, and internal teams to keep projects moving.
  • Review subcontractor invoices and support accurate budget tracking.
  • Maintain project schedules and help resolve delays, conflicts, and field issues.
  • Lead punch list tracking, procurement, and closeout execution.
  • Communicate professionally with clients, architects, consultants, subcontractors, and internal stakeholders.
  • Support field teams as needed by attending site meetings, walkthroughs, and project coordination meetings.
  • Help ensure each project is completed with strong communication, organization, and client satisfaction.


Required Qualifications

  • Strong experience managing commercial and/or high-end residential construction projects.
  • Proven proficiency with Procore.
  • Experience using Bluebeam, Microsoft Project, and Microsoft Office.
  • Strong understanding of project documentation, budgets, schedules, RFIs, submittals, change orders, and closeout.
  • Ability to manage multiple projects or priorities at once.
  • Excellent organization, follow-through, and communication skills.
  • Professional, client-facing presence.
  • Ability to work in a fast-paced NYC construction environment.
  • Strong problem-solving skills and accountability.


Preferred Qualifications

  • 5+ years of construction project management experience.
  • Experience with NYC commercial interiors, hospitality, retail, office, or high-end residential projects.
  • Experience coordinating subcontractors, vendors, field teams, and project logistics.
  • Familiarity with union construction environments is helpful but not required.
  • High school diploma or GED required; college degree is welcome but not required if equivalent construction experience is demonstrated.
