Who We Need
Netrality is seeking an Investment Associate to support acquisition, disposition, and capital markets initiatives across the portfolio. This role is focused on transaction execution, underwriting, and asset level analysis across the full investment lifecycle.
The Associate will function as a core deal team member, responsible for financial modeling, diligence execution, market analysis, investment materials and direct impact on high value strategic initiatives. This is a hands-on, individual contributor role with direct exposure to senior leadership, lenders, equity partners, and third-party advisors.
Netrality is a close-knit team of A-players. This position allows the right person to establish efficiencies and best practice enterprise-wide, with the potential for growth within the function over time.
Description of Responsibilities
  • Transaction & Underwriting Support
    • Build and maintain detailed acquisition, disposition, and refinancing models using Argus Enterprise and Excel
    • Support underwriting of new investments, including cash flow analysis, valuation, sensitivity analysis, and return metrics
    • Assist in preparation of investment committee materials, memoranda, and presentations
    • Coordinate and execute financial and operational due diligence, including data validation and third-party review
  • Asset Management & Portfolio Analysis
    • Support ongoing asset management activities, including updating forecasts, budgets, and operating models
    • Prepare asset level and portfolio level performance reporting and variance analysis
    • Maintain lease abstracts, rent rolls, and underwriting assumptions
    • Conduct market and competitive research to inform asset strategy and investment decisions
  • Capital Markets & Execution
    • Support financing efforts by preparing lender packages, responding to diligence requests, and analyzing debt structures
    • Work with brokers, lenders, equity partners, attorneys, accountants, engineers, and property managers to execute transactions efficiently
    • Participate in site visits and onsite diligence as required
  • General
    • Identify opportunities to improve scalability, consistency, and efficiency of financial data across the investment and asset management lifecycle
    • Develop and track key performance indicators to support investment and portfolio monitoring
    • Provide ad hoc analytical support and special projects as requested
    • Communicate clearly and regularly with internal stakeholders to support timely execution

Position Requirements and Desired Skills
  • Bachelor's degree required; concentration in real estate, finance, economics, or accounting preferred
  • 2+ years of relevant experience in real estate private equity, investment banking, real estate advisory, or principal investing; data center or telecom experience a plus
  • Advanced proficiency in Argus Enterprise preferred
  • Strong Excel skills with demonstrated experience building and auditing complex cash flow models
  • Excellent analytical and problem-solving skills with strong attention to detail
  • Clear, concise communicator capable of presenting complex analysis to senior stakeholders
  • Highly organized, self-directed, and comfortable managing multiple workstreams under deadlines
  • High level of professionalism, integrity, and judgment
