Net Lease information

What is a net lease professional?

Net Lease professionals are experts who specialize in real estate transactions involving net lease agreements, where tenants pay a portion or all of the property’s operating expenses in addition to rent. These professionals may work as brokers, advisors, or analysts, helping clients buy, sell, or manage single-tenant or multi-tenant net leased properties. Their expertise includes understanding lease structures, market trends, investment strategies, and the legal nuances of net lease deals. They play a vital role in assisting investors in identifying opportunities and maximizing returns in the net lease sector.

What are the key skills and qualifications needed to thrive as a net lease analyst, and why are they important?

To thrive as a Net Lease Analyst, you need strong analytical skills, a background in finance or real estate, and proficiency with financial modeling and market research. Familiarity with tools such as Microsoft Excel, Argus, and industry databases is typically required, along with relevant certifications like a real estate license or CFA. Attention to detail, effective communication, and the ability to build client relationships are essential soft skills. These competencies are critical for accurately evaluating properties, supporting investment decisions, and fostering client trust in the competitive net lease market.

What are some common challenges faced by professionals working in net lease brokerage, and how can these be successfully managed?

Professionals in Net Lease brokerage often face challenges such as sourcing quality inventory, navigating complex deal structures, and managing client expectations in a highly competitive market. Success in this role often relies on building a strong network of property owners and investors, staying up-to-date on market trends, and maintaining clear, proactive communication with clients. Additionally, collaboration with legal, finance, and due diligence teams is crucial to ensure smooth transactions. Developing expertise in market analysis and negotiation can also help overcome common hurdles in this field.

Job description

URBAN PROPERTY GROUP

Sales Associate — Commercial Real Estate

San Diego, CA · Hybrid · Full-Time

About the Role

Urban Property Group is hiring a Sales Associate to work directly alongside our senior brokers on active sales listings across the San Diego market. Our assignments span the full commercial spectrum — neighborhood and strip retail, single-tenant net lease, multi-family, mixed-use, and raw land positioned for development.

This is a seat for someone early in their career who already knows how to pick up the phone. You will spend your first year learning the market from brokers who have closed in it for decades: sourcing owner conversations, building the underwriting and marketing materials behind each listing, and sitting in on the calls and tours where deals actually get made. The associates who do this well move into their own listings.

What You'll Do

•     Prospect property owners by phone, email, and in person to source new listing opportunities and build a territory of your own

•     Support senior brokers through the full listing lifecycle — from pitch and BOV through marketing, offer negotiation, escrow, and close

•     Research ownership records, sales and lease comparables, zoning, entitlement status, and development potential across assigned submarkets

•     Build offering memoranda, broker opinions of value, tour books, and market updates

•     Maintain accurate pipeline, contact, and activity records in the CRM

•     Coordinate and attend property tours, broker previews, and client meetings

•     Track market activity — transactions, new listings, absorption, and ownership changes — and bring what you find back to the team

What You Bring

•     1–2 years of sales experience with a meaningful cold calling component (commercial real estate, inside sales, SaaS, financial services, or a comparable high-activity environment)

•     Comfort with rejection and the discipline to keep dialing — this role is built on outbound volume

•     Strong written and verbal communication; you can hold a credible conversation with a property owner

•     Solid analytical instincts and working proficiency in Excel

•     Bachelor's degree preferred

•     California real estate salesperson license, or willingness to obtain one within your first 90 days

•     Reliable transportation and a valid driver's license for property tours across San Diego County

•     Genuine interest in commercial real estate and the San Diego market

Nice to Have

•     Prior exposure to retail, multi-family, land, or development transactions

•     Familiarity with CoStar, Crexi, Reonomy, LoopNet, or comparable platforms

•     CRM experience (Salesforce, HubSpot, or an industry equivalent)

•     Working knowledge of Argus, ArcGIS, Adobe InDesign, or Canva

Why Urban Property Group

•     Direct mentorship from senior brokers on live transactions, not a training track that sits apart from the business

•     Real exposure across product types — retail, multi-family, mixed-use, and land development — rather than a single narrow niche

•     A clear path from support to your own listings and client relationships

•     Hybrid schedule with a San Diego office base

•     Company support for licensing, continuing education, and industry association membership
