Make a Difference

Primary front-line Manager and contact for personnel and other activities in the Property Management Maintenance Department with the Community Health Westfield Hospital. Ensures the coordination of labor and materials to provide the repair, preventive maintenance, and project work is completed expeditiously and, in a cost, effective manner. Oversees department operations, revising procedures and personnel demands, to meet the expectations of the department customers. Serves as a leader to implement an emergency plan of action to address critical equipment or system failures. He/She is responsible for the shop, house, physical plant, as well as construction/renovation activities. Candidate will have a strong history and understanding of Environment of Care plans and working successfully with outside regulatory agencies. Strong project management skills involving multiple simultaneous projects and activities as well as coordination of contractor and vendor activities are required.

Exceptional Skills and Qualifications

Applicants for this position should be able to collaborate with others in a team setting, have excellent communication skills, and a positive attitude toward problem-solving.


   4 year / Bachelor's Degree : Bachelor degree required. Preferably in Facilities Management, Architecture, Engineering, Technology, Construction Management, Health Sciences or Business (Required) 
   In lieu of the above education requirements, a combination of experience and education will be considered. 
   5 years: Five (5) years of verifiable hospital maintenance supervisory experience, as well as, has experience or knowledge of all aspects of hospital maintenance operations (required)


   Implementing the department work through effective utilization of labor, material and funding. 
   Ensure personnel are assigned to job tasks which align the employees' talents where they are most effective. 
   Effectively utilize the Call One Center work requests and asset management data. 
   Determine and cause the execution of the most effective means for resolving operational problems, accomplishing work request and preventive maintenance by consulting appropriate resources to meet the needs and expectations of department customers. 
   Ensure high quality and cost-effective materials are selected for job completion. 
   Ensure the planning of material and labor flow to minimize lost time and material waste for all work performed. 
   In conjunction with Director creates department budget and provides on-going management and oversight of approved budget to meet those financial expectations. 
   Has involvement and responsibility, at the discretion of the director, for capital dollars allocated to the facility department. 
   Establishes, with the Facilities Director, action plans which result in accomplishment of departmental objectives. 
   Regularly obtain input from subordinates and integrate their ideas into action plans. 
   Review department activities and suggest new or improved methods to achieve higher quality and more cost-effective results for improved customer satisfaction. 
   Implement department decisions in a positive and supportive manner. 
   Assists the Facilities Director with establishing and maintaining effective communication with other departments and within own department. 
   Conduct walk-through inspections of all units and discuss maintenance with a variety of unit staff to improve customer satisfaction. 
   Maintains open two-way communication with subordinates. 
   Provide necessary follow-up on maintenance problems and employee concerns. 
   Assists Facilities Director to provide effective customer service to the ambulatory medical office/surgery facilities. 
   Internal Contacts: Dept Mgrs/Directors and Staff. Gather information relative to the service to be provided by tenant services / real estate team, coordinate and schedule work to be performed and update depts on status of requested work. Property Management Maintenance personnel: Provide supervision, technical guidance and solicits input on means and methods to implement work. Director: Provide information for materials purchased, solicits advice on venders and provide status on work in progress.
