SUMMARY  

The Natl Dir, Lease Admin and Audit & Landlord Mgmt directs the delivery of Lease Administration, Landlord Management and Lease Audit services on behalf of large corporate clients.  This position will be one of the corporate centers of excellence for the RES (Real Estate Services) group involved in corporate and client strategic and tactical initiatives. The position ensures service delivery meets objectives, collaborates with relevant stakeholders on related matters including providing input into portfolio strategy and optimization, operational excellence, and continuous improvement. This is accomplished through leading and developing a large, diverse, productive and high-performing team, and fostering an environment of collaboration and innovation.   A core focus of the role will include working on multiple RFP responses, securing new business as well as supporting the roll-out of industry leading technology solutions to RES and client groups. This position has regular interaction with Senior Directors and Executives on new business proposals, and contract transitions. 
 

KEY DUTIES & RESPONSIBILITIES  

 Leadership

  • Manage a large team of people including other National Directors and Directors - attracting and retaining top talent.  Encouraging and motivating team in a fast-paced difficult environment. Encouraging and leading change management.
  • Work closely with senior leadership and account managers within the company to provide expertise and support for companywide initiatives and projects. 
  • Plays a critical role on the overall RES Leadership team by providing input, suggestions on how and where the department should operate and grow.
  • Provides leadership and solutioning on all new RFP Reponses including, Initial RFQ Response, Technology Review/Gaps, written responses, technical writeup and Presentations/Demos to the client.
  • Establishes the national operating strategy and governance model for Lease Administration, Lease Audit and related technology platforms across multiple client accounts.
  • Advises executive leadership on risk, resourcing, client commitments and commercial implications for major transitions, renewals, RFPs and escalations.
  • Sets strategic priorities for the national function and translates enterprise objectives into clear operational plans, resource models, governance practices and measurable business outcomes.
  • Represents the function at senior executive forums, providing informed recommendations on portfolio risk, technology investment, client strategy and organizational capability.

Operational Excellence/Continuous Improvement

  • Ensures clients' needs are met by identifying and providing strategic recommendations to improve data and reporting, interpret data, and optimize processes and tools. 
  • Leads the review, development, implementation and improvement of policies, processes, tools, technologies, and resources. 
  • Oversees the research into all new technology solutions including but not limited to BI, Artificial Intelligence and other leading-edge tools that will benefit the Real Estate Services Group and BGIS as a whole. 
  • Service Delivery: Oversees service delivery of all lease administration and lease audit functions for BGIS. Ensures service delivery meets established key performance indicators and all client obligations are met.
  • Client Relationship Management: Develops and maintains effective relationships with clients. Proactively anticipates and mitigates potential issues.   Deals with all escalation matters that have reached senior leadership levels.
  • Owns national standards, controls and performance reporting to ensure consistency, scalability and defensible service delivery across client portfolios.
  • Sponsors the technology roadmap for lease administration and lease audit, including data governance, automation, BI and AI-enabled tools that improve accuracy, productivity and client insight.
  • Leads enterprise-level transformation initiatives that standardize service delivery, strengthen controls, improve data integrity and enable scalable growth across major client portfolios.
  • Establishes performance frameworks and escalation protocols that enable senior leadership to assess service quality, operational risk, capacity constraints and financial exposure.
  • Act as thought leader in all aspects of service delivery. 
  • Manages all budget functions related to Lease Administration and Lease Audit ensuring all existing targets are achieved including any projected growth targets.

Corporate Goals

  • Ensure BGIS account goals and corporate goals are met, including: KPIs, Service Delivery Plans, guaranteed Savings, new initiatives, and growth for current and future years. 
  • Ensure compliance with company policies: code of conduct, HR, H&S.
  • Identifies and advances growth opportunities by translating lease administration, audit and technology capability into differentiated client value propositions.
  • Provides executive-level oversight of risk management, business continuity, financial performance and compliance for the national function.
  • Contributes to enterprise growth by shaping service offerings, pricing assumptions, transition approaches and value propositions for strategic pursuits and contract expansions.
  • Controls the Business Continuity Plans for the Lease Administration and Lease Audit teams

KNOWLEDGE & SKILLS 

  • University graduation or professional certification (e.g., P. Eng., CMA, CGA or equivalent courses).
  • 10+ yrs. Related strategic real estate management experience. 
  • Must have experience and a solid understanding of leasing, lease admin, property taxation and tax appeal disciplines.  Asset management, real estate valuations and lease audits also an asset. 
  • Experience on either the Corporate Real Estate side or on the Service provider side with a good understanding of the relationship between the two is essential. 
  • Demonstrated ability and experience in leading portfolio strategy and optimization initiatives.
  • Demonstrated ability and experience in identifying opportunities and leading and implementing continuous improvement initiatives to achieve ongoing operational excellence. 
  • Proven ability and experience in managing and developing client relationships.
  • Strong relationship management, communication, influencing, persuasion, and negotiation skills.
  • Proven ability to collaborate and engage relevant stakeholders including Executives to achieve desired results.
  • Executive presence with the ability to influence senior stakeholders, frame complex issues and make practical recommendations in high-pressure environments.
  • Strong commercial acumen, with the ability to connect operational decisions to financial performance, client obligations, growth targets and enterprise risk.
  • Advanced ability to lead through ambiguity, balance competing executive priorities and make decisions that consider operational, financial, contractual and reputational impacts.
  • Proven ability to build national capability through succession planning, leadership development, workforce planning and cross-functional collaboration.
  • Strong leadership skills - able to motivate and lead a team.  Attract and retain top talent.  Encourage a hardworking, fun environment.
  • Strong communicator with excellent verbal and written communication skills.

Licenses and/or Professional Accreditation

One or more of the following would be considered an asset:

  • Accounting Designation (CMA, CPA).

This is a regular, full-time position with a salary range of  $158,180 - $197,725 per annum. The starting salary will be based on the successful candidate's competencies, including but not limited to experience, education, professional designations and performance related to this role.
