Compensation: $130K-$140K, based on experience, plus potential for up to 30% annual bonuses, paid out in quarterly installments, monthly car allowance, and monthly cell phone allowance.
The Opportunity
As a Regional Director, you will provide leadership and oversight to a large portfolio of properties spanning multiple markets. You'll mentor and support both on-site and corporate team members, drive operational excellence, ensure financial performance, and maintain compliance. This is a role for a strategic, hands-on leader with a proven track record in multifamily operations, capable of managing a large-scale, multi-state portfolio and making a lasting impact.
What You'll Own
Business & Financial Performance
  • Oversee a large portfolio of communities, ensuring operational and financial goals are consistently met.
  • Prepare, review, and submit annual operating budgets for approval, partnering with Property Managers to analyze opportunities for improvement.
  • Monitor budget control through purchase order approval and strategic expense management.
  • Conduct monthly financial reviews, address variances, and ensure profitability of the region.
  • Recommend and oversee capital improvements to maintain competitive market positioning.
  • Manage all major capital expenditures and purchases by on-site management teams.

Operational Excellence & Resident Experience
  • Conduct monthly on-site property inspections across the region to assess operations, curb appeal, maintenance, and compliance.
  • Identify and mitigate potential liability concerns.
  • Partner with on-site teams to deliver a high-quality living experience that supports resident retention and reputation goals.
  • Ensure company policies, procedures, and industry regulations are consistently followed.
  • Assist with special operations such as due diligence, acquisitions, dispositions, or support to other regions as needed.

Team Development & Leadership
  • Provide leadership, coaching, and mentorship to Property Managers and corporate support team members.
  • Set clear performance expectations and monitor outcomes to ensure team success.
  • Foster a culture of accountability, collaboration, and growth across the region.
What You Bring
  • Leadership: Ability to inspire trust, foster collaboration, and have the emotional intelligence to lead diverse teams.
  • Financial Acumen: Demonstrated budgeting expertise with the ability to read, analyze, and act on P&L reports.
  • Customer Focus: Ability to drive resident satisfaction by understanding, meeting and exceeding their needs.
  • Communication & Mediation: Excellent verbal, written, and interpersonal skills with the ability to navigate high-stress situations and resolve conflicts effectively.
  • Organizational Mastery: Strong administrative, time management, and prioritization skills to excel in a fast-paced environment.
  • Other Skills: Sales and revenue management, in-depth knowledge of fair housing regulations.
Qualifications
  • Experience: Minimum 5 years as a Property Manager and 2 years as a Regional Manager in the multifamily housing industry.
  • Education: CPM, CAM, RMP, or CMCA certifications preferred but not required.
  • Tech Proficiency: Intermediate skills in MS Office (Word, Excel, Outlook, Teams), SharePoint, ADP. Experience with Yardi, Entrata, Asana, and EliseAI is a bonus.
Requirements
Availability & Travel
This position will require availability for nights, weekends, and holidays as needed, as well as occasional travel for company events or meetings. Active participation in team functions and regional or company activities is expected.
Physical Demands
This position necessitates regular periods of sitting, standing, walking, as well as use of hands and arms. Occasional climbing may be required. Extended use of computers or telephones is also necessary. The role may require lifting up to 25 pounds independently. The ability to respond promptly to both visual and auditory alarms is essential. Candidates must be able to work both indoors and outdoors under various weather conditions, including rain, snow, heat, hail, wind, and sleet.
