Job description

This is a rare chance to build something from the ground up. LV Collective is building out its multifamily platform, and we are hiring a Director to lead operations.

You will not inherit an org chart, a stack of legacy SOPs, or a portfolio operating on autopilot. You will design the operating model, hire the team, set the standards, and grow the platform with us as the portfolio scales. The decisions you make in year one will define how this business runs for years to come.

If you have spent your career delivering results inside someone else's playbook and you have been waiting for the chance to write your own, this is that role.

What You Will Own

Reporting to the SVP of Property Management, you will lead the day to day operations of our multifamily and retail portfolio as it grows from launch to scale. In the early stage, this is a hands on, lead from the front role. You will be in the properties, in the financials, in the resident experience, and in the hiring seat. As the portfolio grows, you will build the regional and corporate structure beneath you.

Build the Team and the Platform
  • Recruit, hire, and develop the multifamily operations team from the ground up, including on site leadership and, over time, regional managers as the portfolio supports them.
  • Design the operating model, escalation paths, and team structure that will scale with us. You decide what good looks like.
  • Establish the SOPs, playbooks, training programs, and performance standards that will define our multifamily and retail brands.
  • Partner with HR and senior leadership on org design, compensation philosophy, and career pathing for the new vertical.
Operate at a High Level
  • Lead leasing, renewals, resident retention, expense control, and maintenance and service delivery across every asset in the portfolio.
  • Oversee retail leasing, tenant relations, CAM reconciliations, and merchandising strategy across retail assets, partnering with brokers and tenants to drive occupancy and sales performance.
  • Partner with asset management and ownership to build operating budgets and drive properties to meet or exceed financial goals.
  • Own NOI performance, revenue management strategy, and the operational decisions that move the needle on asset value.
  • Ensure every property reflects LV Collective brand standards for condition, curb appeal, amenity programming, and resident experience.
Lead From the Front
  • Serve as the primary operational point of contact between property teams and senior leadership, including ownership and capital partners.
  • Partner with marketing, asset management, development, and accounting to execute company initiatives and stand up new acquisitions and lease ups.
  • Be the calm, decisive operator in the room when something needs to be solved fast. Set the tone for how this team handles pressure.
Shape the Growth Strategy
  • Provide operational diligence and input on acquisitions, ground up development, joint ventures, dispositions, and third party management opportunities in the multifamily space.
  • Pressure test underwriting assumptions with real operating perspective.
  • Help identify the technology stack, vendors, and partners that will give our platform an edge.

Requirements

Who You Are
  • A multifamily operator with deep experience running conventional apartment communities and a track record of driving NOI, occupancy, and resident satisfaction.
  • Experience overseeing retail operations - ideally ground floor or mixed use retail - including tenant relations, leasing coordination, and CAM administration.
  • A builder by nature. You get energy from creating systems, not maintaining them.
  • Comfortable being hands on early and strategic later. You are willing to roll up your sleeves at a property today knowing you are building toward something much bigger.
  • A people leader who has hired, developed, and retained strong on site and corporate teams.
  • Financially fluent. You read a P and L the way most people read the news.
  • A clear and confident communicator with ownership, capital partners, and team members at every level.
  • Someone who wants to be measured by results and who wants to work alongside teammates who feel the same way.
What We Are Looking For
  • Experience: 8+ years in multifamily property operations, including multi site oversight, lease up experience, and full P and L responsibility. Retail operations experience (mixed use, ground floor, or standalone retail) strongly preferred. Experience in both stabilized and value add or new development assets is a strong plus.
  • Education: Bachelor's degree preferred, but track record and results matter more.
  • Skills: Team building and leadership, multifamily revenue management, retail leasing and tenant coordination, CAM reconciliations and percentage rent administration, budgeting and financial analysis, vendor and contract management, technology and PMS platforms (Entrata, Yardi, or similar), and strong operational judgment.
  • Location: Based in Austin, TX with travel to portfolio markets as the platform grows.
